Looking for Lease-Option in Westerville, Ohio

Ok, here is my delima. I do not know where to find lease w/option homes! I am desperately trying to find a home with a lease-option for a family w/3 small children. I looked through the Re-liberation guidelines and did not see where this was not ok to put on here. I know we are on here to help each other out, so I hope nobody minds and I apologize if you do.  Ok... I'll get on with it!

Looking for lease w/option in Westerville Schools. 3-4 bedrooms, 2.5 baths, basement would be great but not a necessity, prefer Blendon or Genoa Middle schools, Westerville South or Westerville Central H.S. - Looking for monthly commitment to be under $1800/mo. If you have a home for sale that someone would consider to lease instead, please let me know!

The problem most sellers have is that they really want to sell and there are many renters who say they want to rent w/option but have no intention of buying. Very few are willing to put up any option guarantee money in case they opt out of buying. Thus, your seller just becomes another landlord with funds still tied up in the property.

There are several reasons people are not ready to buy but you need to be careful that they aren't just renters looking for a place.

If I were working with them as it seems you are, I would have a lender look them over and determine their buying power, if any, at this point in time. Like Gene said, most sellers do not want to tie up their property with a maybe-might kind of buyer.

Their score is in the 700's and she has had been in her job position for 11 years. They are getting married and he started a new company less than a year ago. It is doing well, but is new. So they have buying issues that can be overcome in time. Which is where the 1-2 yr option comes into play.

Thanks for the advice on homes that have been on the market for a while. I really appreciate you all taking the time to help! I have just emailed some agents in my area who do not mention leasing w/or w/o an option in the MLS hopefully someone will answer!

Mindy - Does your MLS offer a 'wild card' search for terms that may be in the remarks? In ours, we can type in a work like "handyman" , "fixer-upper", or "as-is" and it will find listings with that word or terms meaning the same in the remarks section.
