Being detailed in your marketing

Hello, I guess the 1st post was to broad of a question

 I was wondering if agents/realtors are still

1.Using paper hand outs or power points

2. Creating moving video for the virtual tour or just pictures

3.Running local newspaer ads or just digital

I find places like facebook, pulse, plaxo,linked in, myspace are helpful but not in selling the home just in selling yourself.

 

Anyone have a great 1 item tip they think really draws in the leads ?

My opinion Newspapers are for news and many newspapers are failing due to the Internet.

A active real estate market is what we all need  to draw qualifying,, Not pre-approved, home buyers leads.

I have found that the investors market is booming at least for me

I'll be the first to admit to being technically challenged, though.

I post homes on Craigslist, Kijiji, Backpage and Zillow. I still get the best results from Craigslist, but enough from the others to make it worth the time and effort. Craigslist isn't performing the way it used to, though. Too many people using it now, too many listings; and if you post too often, you'll get flagged, so you can't really post the same listing every day, but if you don't, you end up on page 5, and who scrolls back that far...? Although real estate is local, and so is Craigslist, so it may be different where you are.

Of course we have a very good market here in Idaho (especially SE),  and many of the clients are coming from out of state.  The Internet produces about (75%) of my sales.  I sold one home from the Newspaper last year,  and at least two this year (2%).  Open Houses accounted for about (6%).  The balance of the transactions are trusted Investors I work with (17%). This Investor group is growing each year, and Open Houses, Newspapers (with the exception of this year) are shrinking.  Consequently my advertising budget has actually declined in the most expensive one (print).  

I am not sure what the national average for sales are but I think this is the trend I think.  I haven't taken a newspaper myself for 10 years,  and I don't have a land line in my home ( I have the Internet & Satellite).  I am also a builder and without exception, almost everyone in my age goup (39 close to 40) has the same setup.  Most of us do not receive our bills by mail (we get them online), only junk mail comes to the mailbox outside.

anyways

1. back to using paper ... found using power points and other types of presentations to be too complicating and time consuming

2. mainly just pictures but if a client is more demanding I do create a movie out of those pictures

3. no newspaper. Have just recently "divorced" from the RealEstateBook, which turned out to be just as cost inefficient.

2. Both if the home will work for a virtual tour.

3. Virtual - print is too expensive and just does not work.
