The NEXT best thing since sliced bread....Zipform

My local MLS board is now offering the free use of zipform online and/or zipform desktop.  When I first read about this, I was very excited about the possibilities.  But, then the "new" wore off and I haven't started really using it like I thought I would.  I did write one contract for a client using it, but she told me she was unable to open the file without subscribing or paying for the service.  So, I wanted to see if anyone else was using the program and what kind of success you have had with it.  I think it will be a really great tool for my business once I sit down and play with it long enough to figure out how it works.  So, my questions are:  Do your clients actually have to pay for something in order to use the service or did my client just "not do it right"?  Also, at this point, I don't even know yet what all this program is actually capable of doing for me.  It really doesn't come with much documentation short of buying the training CD and my board is not offering training on it yet.  So, if you are using the program or are familiar with its functions, I would love to hear how you are using it and what it can do!  :)

Down here we use Zip Forms for all our contracts it's just a must. The state has all the contracts and forms all centralized on Zip Forms and they are easily accesible via a download to your computer or internet based so you can access them anywhere. I have never heard of any charge for our clients and I believe they would bring that up right away.

In California we call them winforms and we can send them in PDF format.  I also use RELAY, transaction management platform and my clients have an account with their own user name and password.  You can upload the forms to Relay. If they have acccess to a computer they can log in and view the forms and all the other information about their transaction.

There is free version, she just is clicking on the wrong download. It is like Adobe it has a free reader. It is true most people don't have it on their PC already though. My suggestion is that if she is having problems, just send her the docs as a .PDF.

We have something similar called Trasaction Desk which uses online forms.  That part is nice, but that's not the best part.  The best part is the ability to grant access to customers not only to the contract or form, but all the information associated with the transaction that you allow them to see.  What does that do?  It takes away that stressor-piece that has always been there with customers having to call the agent if they lost something or forgot a date.  Now they have access to it.

When someone is not in your area, this is a huge benefit.  I highly suggest taking the time to learn all the functions of the system, you'll be surprised at what you find.  And look at it from the aspect of the customer, and you will surely find the benefits.  The learning time will be that 20% that gets you the 80%.

We have been using zipforms in Arizona for a couple years and they are awesome!  Our board, AAR Arizona Association of Realtors, provides the service free of charge - included with our dues.  We can use the service online or download it to our desktop - if the latter, it automatically checks for updates (form changes, etc.) when it is opened.  The best part is, you export the completed contract, listing agreement, etc., to your hard drive and then email it to your client - thus eliminating the first fax.  You can also create templates for certain documents in areas where you use them often.  Every document is also managed by their software by transaction.  A must have!

**Tip: type in all caps for best legibility.

I do use the zip forms to access and send, but they on their end have to print and sign. I am going to have to stay with that for a while, because I want them looking at what they sign and printing. Technology has come a long way since I first started in real estate. But I think electronic signature is scary.
