How to create a sense of "Urgency" (Buyers & Sellers)

I have been in sales for almost 5 years now, but it has been different types of products and services. Most of them I had to hard close the customer and show them why my widget was better then the current widget they had. I was able to use charts and presentation guides to entice the person to buy on the spot. Well real estate is not like that for many obvious reason's. In my first month I have had about 8 solid leads but to a person like me thats a go getter they seem to be dragging on by. My question to all of you is as follows:

  1. How do you create a sense of urgency in buyers without seeming pushy or to agressive
    1. On initial call what do you say to get them listening
    2. How do you urge them to get preapproved
    3. Get them excited about looking at homes
  2. How do you create a sense of urgency in sellers without seeming pushy or to agressive
    1. What are the services you highlight that you offer to sellers
    2. What is the number one thing you think has helped you secure listings
    3. What do you say if you have had no homes listed in that area

Auctions.

My ADHD has worsened with age, and I lose interest in a home if I have to fuss with it for long periods of time. As a real estate auctioneer, I can throw myself into a project full tilt for 30 to 45 days, get paid, and them move onto the next property, avoiding boredom and the realization that my listing is losing value every day it sits on the market.

On initial call what do you say to get them listening :

Please interview any agent you want, because I want to go last.  I'm confident that you'll see the benefit of my marketing plan (yada yada) that I have every intention of leaving with a listing agreement!  Say it cheerfully.  You'd be suprised how many people will laugh and say "OK!"

How do you urge them to get preapproved :

As a courtesy to sellers, I ask the you obtain a pre-approval letter before we start looking at homes.  I'm sure you'd agree that when YOU sell YOUR home, you'd want only qualified buyers walking though your home right?

Get them excited about looking at homes: No answer! HA

What are the services you highlight that you offer to sellers :

My internet presence and use of property hotlines

What is the number one thing you think has helped you secure listings:

Referrals

What do you say if you have had no homes listed in that area:

GREAT!!!!  I've sold my other listings around here!
