I have been looking to take some of the additional realtor classes on top of Keller Williams 4:4:3 classes. However these classes are very costly, and I have been getting lost in a sea of acronymn's. Also please include any non NAR related designations. Please help me with the following question:

What designations do you currently have?

Which do you feel is the "Most Important"

How have they helped you?

How many customers have asked if you had them?

Which do you feel have not helped?

Which additional designations do you want & why

What do you feel is the best Non - NAR designation?

Thanks for all the help?

Most of them I had to hard close the customer and show them why my widget was better then the current widget they had. I was able to use charts and presentation guides to entice the person to buy on the spot. Well real estate is not like that for many obvious reason's. In my first month I have had about 8 solid leads but to a person like me thats a go getter they seem to be dragging on by. My question to all of you is as follows:

How do you create a sense of urgency in buyers without seeming pushy or to agressive

On initial call what do you say to get them listening

How do you urge them to get preapproved

Get them excited about looking at homes

How do you create a sense of urgency in sellers without seeming pushy or to agressive

What are the services you highlight that you offer to sellers

What is the number one thing you think has helped you secure listings

What do you say if you have had no homes listed in that area

I would like to brainstorm with everybody and get your ideas and opinions of the best free advertising methods to use in real estate. Please only post advertising & marketing techniques that cost $50 or less. Here goes a couple I can think of.

Organize a free homebuying seminar at a church, youth center or local YMCA

Start your own real estate blog

Start a local first time homebuyer group

Car Magnets (I do not personally like this but I see it verywhere)

Make a custom t-shirt with website and slogan and wear it to the gym or mall

Send candy or bag of popcorn with all of your mailers

Organize (Not Pay For) a happy hour at a local bar for local real estate professionals

This are just some of my NEWBIE ideas that i'm trying to implement into my website www.dfwelitehomes.com

Hud Homes & Investment Properties (Helping Clients With)

I happened to get my first contract signed with an investor. I have been involved in real estate flipping and investing for awhile on my own but not as an agent. I know several local websites where I can find properties in addition to the hud website for bidding on homes. I have the following questions & experiences so far in dealing with HUD's & Investment properties.

Experiences:

Foreclosure.com - To expensive and most deals are not a good value

Realty Trac - To expensive

Myhouse deals.com - To expensive not enough properties

Please list "FREE ALTERNATIVES" to this websites

Questions:

Legal implications of suggesting investment properties to clients?

Free ways to find investment deals & foreclosures

Negotiating investment properties for clients

Pulling CMA and DOM for investment properties (How - To ?)

Any suggestions working through with all the hud paperwork involved.

Shoud I ask sellers to pay my commission on investment properties?

Submitting offers on IP properties?

Listing IP's and how to get a fair CMA with all remodeling completed

I know this is a lot of questions please just contribute in areas which you are knowledgeable in. Thanks again everybody for all the help.

I have found several websites that offer free checklist but I would like to know what you more seasoned professionals use in order to complete a transaction. My KW office actually offers a service to handle the contract to closee paperwork for $295, is this a good deal or should I save and do it myself. All the files I have found are PDF's and I cannot attach to the post in that format, please post links to where to find your info.

Post or give links to your favorite, free buyers contract to close checklist

Post or give links to your favorite, free sellers contract to close checklist

Is it worth paying $295 to have an authorized 3rd party complete the behind the scenes paperwork

Again, I really appreciate all of the help that all of the veteran and other new members have given me. I plan on making my mark on the Real Estate industry and I have learned the hard way from other failed business ventures to take advice from people who have been there and done that.

I have developed several websites in the past and have helped them naturally progress in the search engines. My point to website is www.dfwelitehomes.comand I created a separate lead generation website www.mynorthdallashome.com . Now I just need people to go them ASAP. I currently cannot pound the pavement during the day like I would like to because I have to work during the day to support my real estate habit. I'm currently using the following methods and paying the following cost.

Realestate.com - $250 a month includes my P2 professional membership fees, and 10-15 so called qualified leads.

Homegain - Agent Evaluator - $29.99 a month, I submit proposals to possible clients in an auction like bid for their business.

I know many people have not had success with these but is there any hope of closing a couple deals at least to get me up and running until I can afford to do this full time. Also I signed a six month guarantee to get one closed deal from RE.com or the next 6 months is free. Is there a better method or tools available for a comparable price. I have pretty thick skin and like to hear things how they really are so please do not hold back on your comments, just tell me like it really is.

Thanks, Newbie
