Scamming of Agents in Real Estate

Is anyone getting unusual emails from individuals wanting to buy your listings without preview? These emails are coming through my website. Is it coincidence that different properties are being targeted?

We all receive so much spam/scams I am suspect of any email that seems good. I am responding to the emails trying to filter for validity and genuine intent. I hesitate to delete or not respond because they could be valid buyers.

Are these emails along the same scams as the Foreign Lottos I have won? I am so Lucky that you are lucky to know me...

Scammers abound. Caution is prudent.

The old saying, "if it sounds too good to be true..." works 99% of the time.

The problem with responding is it tells the scammers they have a valid email address, which they then sell to other scammers and spammers and you get even MORE of that junk.

Trust your instincts. If your gut tells you something is not right, hit the delete key.

Just my opinion....

I had a similar e-mail the other day written in a language I could not read. The only thing I understood was the address of one of my listings. I deleted it.

I had a guy email me the other day regarding a listing and asking me if they would take x amount of dollars in cash (plus it was 40k below asking price).  He didn't want to know anything else but that. Of course, I told him wasn't sure unless we put a contract on it but they would consider all offers.  He would not drive to come view it unless he knew they would take his offer (he was 4 hours away), just told me that he had several offers out there with FSBO's and whoever accepted his offer would "get his money".  Sounded fishy so I googled him and he was an owner of a software company and his name and email address was legit according to the website.  Needless to say I never heard back from him after I sent him a contract.  It was a worth a try! But I get those foreign emails all the time about having millions of dollars to spend here.

I know someone who has taken one of these courses to get Rich on Real Estate.  She is sending 10-20 written offers to properties that are listed or FSBO and way below the asking price.  $40K sounds about right maybe more.  Her coach tells her she should get one a month that is desperate and willing to sell.  Then she has these investors that wait in the wings and she gets a cut somehow off of this.

I never really investigated it because it sounds questionable.  Who are the Investors?  Why aren't they doing some of this?

Who knows?

Well, Folks--I have responded. Two inquiries on two listings. That was the first thing that tipped me off that agents may be targeted for a new spam/scam. But, I am not sure... The offers were not low, one very near list price. I have advised both making offers that they need to prepare to validate themselves thoroughly, including pre-authorization with a lender, and earnest money--cleared.

One reason we invest in the Internet is to... (have people buy homes site unseen and pay near list, right? :-) Thanks for making a pit stop by this blog.

I Really, really want to know if any of you have had a successful transaction in this manner, or if any of you have been "stung" in any way. Thanks!

I've sold homes to people who have never seen the home, and who I never met face-to-face. Several times.

I've listed homes for sellers that I've never met face-to-face.

Of course I talked to all of these people on the phone.

You need to document and disclose your a$$ off if selling sight unseen.

You say they've made offers. I assume you're not talking via a contract, but rather just via email. I wouldn't touch a formal offer without some extensive phone conversations. If they aren't willing to talk on the phone, something is seriously wrong.

All of your replies are important to me. Jay & Francy, thanks coming back the 2nd time . I am listening...especially regarding disclosure.

Both said they want to buy at X#$. Both gave phone #'s though I hesitate to call internationally until I have "something" that reinforces validity.

I too have accomplished listings and closings long distance, but at sometime along the line have met the person face to face. I have not yet had anyone want to buy a home site unseen. I appreciate you tutoring me through this.

I have wondered--Could it ever be considered a fair housing violation by not responding to an email inquiry?
