What is the secret to capturing developers?

I have been trying to get in front of developers without success.
I have had good luck with penetrating the REO market but I would like to get a condo development or two under my belt.
I was formerly a graphic artist, web designer and technophile so my presentations are all solid but somehow Century 21 and Caldwell Banker seem to have a strangle hold on the Chicagoland area.

Anyone have any pointers that have worked for them?

I have also been trying to get a condo project. I know it is difficult when their is so many franchises out their. When I did my projection I went way out of the box and did a full blown projection including lots of new marketing idea's. I just turned it in a week ago. Keep on trying and being persistant. I have had 20 yrs of marketing and sales management and what all builders/developers want is persistancy.Keep smiling.

If you have sold a number of condos in a previous development, that alone should get your foot in the door.  It is going to be an expensive proposition for you, one that is going to save the developer money.  Show him how you will save him money and when.  Show him your advertising plan radio, print, etc.  Show up a couple times a week, if you don't get hired be there everyday if you do.

I had a very nice commercial listing not long ago and that brought me

alot of phone calls from developers.  They didn't buy and I didn't care, I did spend three afternoons with three separate developers.  Good Luck!

Hi Brian,

I have a great idea I own the website www.americasbestagents.com

Since you are a web designer and techonphile (whatever that is)

Let's do a joint venture and add America's Best Home Builders on my website. I own the domain name www.americasbesthomebuilders.com. We can recruit the builders to be on our website. You build the website and we will come up with a plan to get the builders.  I know I can get the one's in Florida because of my reputation and I bet you can get the ones in your area because you are with America's Best! We might even get other top agents to help us in their area too.

Call me at 800-683-9997 and let's see what we can do...I think we will make a great team!
