Zillow works in our favor ???

Here is a weird scenario. Excuse me if this is redundant to many of you - I have not been keeping up with the posts. Miss you Becky...Miss you Phil...Miss you Greg....

Anyhow, I have a couple of properties that are stagnating on the MLS with little to no walk-throughs. The units are well priced and show beautifully. We have been doing tons and tons of promotion and run weekly open houses on all my listings. My team divvies up the listings and everyone works every weekend. 

Anyhow, I put a few listings on Zillow last night as a test to see if that had any effect. 

I had 17 e-mails this morning asking for more information and requesting viewing appointments on the whole array of properties.

As many of you have pointed out, the Zestimates are a little askew but somehow all my listings came in priced below the Zestimates. Anyone else have the same result?

wow!!  I wish I was getting that response on my zillow listings.  i haven't recieved anything from them. Maybe I will go and add the new listings there and see what happens.

We have not as yet sold a listing due to posting it on zillow, but

we did pick up a buyer from one of our advertised listings, and are currently trying to obtain a FSBO listing from an email inquiry we

made to the FSBO about a property in our area from the zillow site.

Just like you my listing has been on the MLS for more days that I would like.  I put it on Zillow (among others) and got zip, zero, nothing.  I changed the price twice and each time zillow's estimate when down.  I tried deleting the account and could not.

Sounds like Zillow may be a hit or miss.  May I ask Dee and Brian what price range your properties are in?  Perhaps Zillow works better for the certain price range?  (lower in market, higher in market, tweener?)

Zestimates are based on the existing information that automatically populates when you enter the address of the listing.  

If recent changes to square footage have occured, or new construction, the zestimate is wayyyy off because it is based on the last time the city or county info has been updated to the Zillow system.  Even if you have verified the updated square footage has been accurately determined, you cannot update the existing info about the home, or acreage that the zestimates are based on.

Sometimes we are below, sometimes above, but have never gotten 17 email requests overnight!  Great job!

I went ahead and updated and added our most current listings to zillow, not one had a zestimate. and these were in different cities, virginia beach, chesapeake and portsmouth were represented. Not one with a zillow.  I think that is a good thing, frankly.

Brian, thanks for the reminder about Zillow.  Because their estimates are often waaaay off base in our market, I've kind of ignored them.  However, if that is one of the places where consumers are lurking then I WANT TO BE THERE TOO.  I just entered 7 of our listings in various areas of town and price ranges so that I can monitor the activity.  I also bought two of the ads (at one cent per view, why not?) and posted in different zip codes.  Hopefully this will be yet another venue for generating business.

By the way, do you participate in the neighborhood discussions at all.  There doesn't seem to be much activity there in our market so I'm thinking this may be an opportunity to be a 'big fish in a little pond'.  Any thoughts or suggestions?

I'll echo Phil's sentiment.... don't be a stranger here!!! LOL

The credit card is for verification of your home address if you are a homeowner who wants to post a make me move listing. They do not charge it.

I don't believe there is anyhting special about the listings that would make them more responsive. The area is a very active community so I attribute the communcation to that.

You can look at 60613 in the 3660 N. Lake Shore Drive building and about 4 listings for my office. As for price, they run the gammit between $169,900 for a studio and $379,900 for a two bedroom.

I even posted a few times over there but I find the entire group to be a downer. I don't think I will post listings or blog there again. I think it is a matter of where your market is. Vance does very well in Florida on EBay and you seem to be getting activity on Zillow. If it works for you great. I agree with Michael Valdes on this one.
