Hi Ho Hi Ho its off to class I go !

Today its contract law !

And I was just curious about the different State requirements on continued education for others. Here in Arizona its 24 hours for your licence renewal and just recently we have a new 4 year renewal instead of the 2 year we had.

Does your state or country require continued education to hold a licence ?  And if so how many hours and what length of time between renewals. Do you inform your clients of these requirements in normal conversation when discussing business ?

It seems that the normal conception is that anyone can get a licence, So when asked about what it takes, I try and I'm sure all of you try to inform them that the legal requirements are just the minimum it takes to start learning and then its off to reality.

In the last few years I have had to learn that a web site is not just for reading the news and that e-mail is not just for jokes, That real estate signs and flyer's cost quite a bit of money and that a Farm is not only for food. Taking a listing does not mean that I will be successful and that Taxi service does not always cost people money.

And blogging is not a form of exercise done in front of the TV using the remote control, And last but not least I am still learning each day just how much more I need to learn tomorrow.

In Texas, our beginning education qualifications are high. First 2 years, each year 30 hours, then 15 hours every 2 years. Must be some legal. Have fun.

Mike in addition to Vance's post, Florida also requires Brokers to do 45 hours CE during their first licening period after obtaining their broker license.

Just a note about the new AZ change to 4 year renewal.  We are still required to take 24hrs every 2 years.

In Tennessee, we renew every 2 years and have to do 16 hours of CE to get it done. 4 hours of the 16 is a TREC (TN RE Commission) core course that has to be taken every term to keep up with any changes. And I know you didn't ask, but we have to do 90 hours of education to get the license in the first place, plus pass the test. It's easier here than in some places, I've heard.

In response to Rod's comment, it might bear mentioning that the AZ new law also (THANKFULLY) combines the DB with the entity license if you're a broker/owner.

My humble opinion, probably not a popular one, but here it is:

CE is NEVER ENOUGH in any state. We should all have MORE.

With the ability to get CE hours online in many states now, and absolutely in AZ, I'd be fine with tripling the CE requirements.

Now I'm gonna go put signs together and wait to be cyber-killed, LOLOL

Candice - I won't cyber-kill you. I agree completely. It's FAR too easy to both get, and maintain, a license.

Here is a post I wrote almost a year ago about this:

http://www.phoenixrealestateguy.com/it-is-past-time-to-raise-the-bar/138

Can anyone explain to me why (at least in AZ) you can get a real estate license at age 18, with zero high school education and 90 class hours, but if you want a license to put fake fingernails on someone it takes being 23 years old, a minimum of 2 years of high school, and 600 class hours????

And we wonder why the public perception of this job is so low?

After completing RE principles and successfully passing the state test we are given a conditional license.  We must complete within 18 months 6 college units, RE practice (3 units) and another 3 unit RE related course. Then must complete four separate three-hour DRE-approved continuing education courses in Ethics, Agency, Trust Fund Handling, and Fair Housing.  We renew our license every 4 years, must complete 45 clock hours of DRE-approved continuing education consisting of: One six-hour survey course that covers the four mandatory subjects (Ethics, Agency, Trust Fund Handling, and Fair Housing); At least 18 clock hours of consumer protection courses; and

The remaining 21 clock hours in either consumer service or consumer protection courses.

Mike, it is nice of you to say "hi" and tell us where you are going in your title, but plain rude to call us all "ho's".

Sorry, it is an old joke. Couldn't help myself.

Just got home had a good class today on some changes for our vacant land contract coming up.

In the class our instructor brought up a few issues on renewal requirements and he felt continuing ed should be at the least double the current amounts.

The responses here are great and it appears we all are kinda in the same ball park as far as continuing class's go.

IMHO I think it should be a bit harder to get the new license and for the first couple years should be at least 24 hours a year.

In New Jersey the brokers like us agents dumb and dumber. No CE for us except a re-fresher course on ethics every two years. Funny the ones that need the class get to make the rest of us attend it.
