E-Fliers is it just me ?

I don't know about the rest of you but these e-fliers are starting to be a little bit much, They are coming to me from areas that I not only do not work in, But that I haven't even ever visited before.

Don't get me wrong here I think advertising is great but "come on" I am in Rimrock Arizona a small town in the Verde Valley and even though I would like to bring a client to your 5 or 6 million dollar listings I would have to bring together around 15 or 20 of my normal clients just to get the financing.

I am seeing quite a few of these fliers everyday and I have to say that maybe 10% even apply to the area I work in let alone the level of client I service. When deciding were to send these do the companies just flood say a State, County, or even a zip code or do they just send them everywhere ?

When spending advertising dollars would it not be hard to justify the expense and time spent on these things if they are not going to people that really are able to consider even looking at them ?  

The trigger for this rant was opening a fly-er this morning to find a 4 million dollar listing going up for auction today in an area 120 miles from me. I am going to jump in the car and race down to place my 300,000 dollar opening bid and I may go as high as 325,000 if necessary so wish me luck on this.

You ought to live close to Austin Tx.  I can count on one hand the email fliers I have recieved for our area in the last month.  Now Austin area , I get 4 or 5 a day.  I have never shown property in the Austin Tx. area nor would I take a listing.  I would never advise a client that I was an expert in the area.  That would be a lie and has something to do with the Code Of Ethics.  Now refferals, that the way to go.  Has worked for me several times.

Take a look at realtytrac.com and see the Pheonix, So. Cal, and Vegas areas,  All red!  Maybe that's why we get so much junk mail.  Either way good luck rounding up your buying posse.

You should see the response I get ha ha , they apologize and then some, then I bounce the e mail back to them and set to block.

I use Incredimail to do that and they are blocked for good.

Reverse prospecting via MLS is a whole different thing.  It is an open invitation to cooperate and assist each other when we have listings that match certain buyers.

The other email flyers are a waste of the sender's money and the recipient's time.

I posted about this topic about a year ago after receiving 100's of the emails over the course of a week and not being able to block them.  I was BLASTED by readers who said that I was being petty and intolerant.  Petty or not, when I threatened to bring a law suit against the agents, brokers and suppliers of these SPAM emails, the emails mysteriously stopped coming - oh, I get one occassionally but emply Vance's technique and that's the end of that.

I don't get too many of these anymore but I did get a kick out of one I got earlier this week ... so I'm in Chicago's suburbs ... and I get an eflyer from Connecticut? ... Now, if I ever mentioned to anyone here that I have a client looking in CT, I'd say sure, send it over ... but as far as my memory serves me, I don't believe I've ever had such client ... so, don't waste your advertising money on me!
