It's interesting how you pose the question....either get advice or don't & hope for the best.  Do the right thing or pray that you did.

You may also want to consider that your broker, office manager et al are also winging the problem when they give you advice.

So, in most cases, if you're not sure, the answer is "no". In the rest of the cases, call legal hotline, do what they say, and take the rest of the day off.

John, this is the biggest thing I miss about being my own broker. I have no one to ask. But after 8 years, I feel I am pretty grounded in our laws and code of ethics.

But there have been a few rare occassions where something totally strange came up and I did not know at first what to do, but after some thought I am satisfied I did the right thing.

I use to call my broker all the time for advise as I knew I represented the broker and wanted to do the right thing.

Get advise!! it's better to look stupid in front of your broker than everyone at the closing table....lol

There are definetly some brokers that are winging it when they're giving advise, but both of the brokers i've worked for have been in business more that 25 years.... i think they know how the system works.

I am an asker!!  I have done it even with my clients right there.  "you know that it is a great question (situation, etc).  I would like to talk to my managing broker about it".  My broker will even call our local MLS or Realtor Board to verify.  I also work in a great office with other agents that are more than willing to share their expertise and experience.  We will all discuss situations and how to work through them.  I am only as good as the people I surround myself with.

If I don't know the answer, I find out from someone that does.  I ask my broker what to do.  If she doesn't know, then we call the legal hotline.

The only stupid questions are the one's people don't ask!

My broker had me put our company lawyer on speed dial. I'm always pushing the limits with some of the stuff I do and she just didn't want to risk it anymore.

She can answer most of the question but she said she has never had a broker that she has had to send to the lawyer as often as me.

good afternoon,  I'm pretty upfront if I don't know I tell everybody I will find out.  I'll start asking the wife who has much more experience than I do, then my broker, even multiple brokers,(but then it becomes a hypothetical) finally a call to the local real estate teacher Greg and his good buddy our attorney.
