Bold advertising.

In light of the recent tug-of-war attitude between buyers and sellers, my standard routinely yet diversified and costly advertising campaign is not demonstrating any signs of effectiveness.

 

I am thinking of placing “anvil dropped on the head” bold advertising approach classified ads in my local newspapers to provoke customers out of their comatose state:

 

  • Wanted: Serious Buyers to purchase a property.  Buyers must produce a true pre-qualified letter from their lender of choice to me upon our first meeting. Must have at least 20% cash for down payment or more plus must have enough money to pay for their own closing costs.  Most importantly, buyers must be sincere to not waste anybody’s time and be ready to purchase within one week or preferably less.  In return I will provide you with knowledge, diligence and expertise to help you attain your goal promptly.  Call: John at…

 

  • Wanted: Serious Motivated Sellers.  Applicants must be willing to work within the parameters of his/her local real estate comparable; must listen and follow my professional advise without arguing.  In return I will aggressively market your property suitably;  I will find you a qualified, no-nonsense, buyer to purchase your property in short period of time. Call John at ….

 

Do you think that approach will make any difference?

I like it, but you will probably not get any more out of these ads than the old ones.

The issue:  The ones with 20% down and are qualified, are probably smart enough to already be working with a realtor.

The issue:  Actually, this one might work... if there really are sellers out there willing to do this.

John, now that is some "in your face" advertising. Let us know what kind of response you get. It sounds to me like a straight forward, honest invitation to do business. Problem is, you may not get the time- wasting looky-lous. I know you will miss them. Bummer.

I think the "MUST" is going to turn clients off.  It's too demanding.  You can be bold without being demanding.  Maybe "should" have or prefer.  Why would you want to turn down a buyer with 10% down?

I think with your writing talent you could soften the ad and still say the same thing but not in such a blunt fashion. There is something about flies and honey that comes to mind.

Trouble is, you will still get the deadbeats no matter how you advertise because they won't even think you're talking about THEM...

You mention that your present advertising campaign is circling the drain; so maybe you could share with us what's not working and we can critique that.

Sounds' like you have had enough of the "I need to get 6% contribution form the seller crowd and 100% financing."  That is a large segment of buyers here so after a while you get use to it...still gives me minor heart burn but I provide a service!
