How Many Are TOOOO Many

We all have had those days, where if you look at one more property you will scream!!! But how many properties do you thing are too many? I try and limit my people to no more than eight to ten in a day. After that I think that they all start to look the same. Am I wrong? Is ten too many? What are your thoughts?

After the 5 they are saying, "did that one house with the blue DR have built-ins or was that..."

I take my camera or ask them to bring one if we are looking at way too many properties and then they can take pics of only the ones they may be interested in so they can remember when they get home in case some of the homes were not on the internet.

Try to narrow down their requirements by detailed questioning.  Qualify your buyers so that only a few properties are applicable to their needs.  Too many choices will confuse many people and make it harder for them to make a decision.

If your buyers refuse to answer detailed questions, are vague and unfocused, and you still drive them to see many properties, you are probably wasting your time.

I try to not show more than ten and actually more than five is sometimes too many.  If I have asked the right questions and the buyer is serious, and I have searched for suitable properties that match their answers, five should be enough.

I have made it work most of the time like that.  However, there are buyers who are not serious, not willing to answer a lot of questions, or change their minds every hour.  If ten houses don't satisfy them, twenty won't either.  Those buyers are better off wasting somebody else's time.  Refer them to another agent in the hope that a sale might occur and you get a referral fee.

I also print out what I call an impression sheet. It has the address and MLS #'s for the 4 or 5 houses we are going to see. Then I ask them to write their impressions of each house while we are still in the driveway. It sure does help.

5 is great, have them get rid of the ones they did not like and maybe set another day up to show another five narrow that down and then get the solid 3-4 they like, then return to them and have them norrow it again. Step process, takes a little longer if they have time, and they can consentrate on the homes they see and you don't get burnt out showing 10 in one day. If they are out of town buyers and you have to that is one thing.

As we are viewing the homes I remind them that they are looking at the TOP 3, and that none of the other available homes is as good as what we are looking at. Most of the time they buy one of the 3. During active markets my plan does not change, but due to multiple offer situations, I usually have to show more homes per Buyer, but still no more than 3 at a time.

My average of showings to sale ratio is (over the last 20 years) about 2 homes per Buyer. This works well for me.

I find that Buyers would prefer that I lead them instead of them leading me. They are much happier, less stressed, and less likely to get cold feet finding a home on the 1st outing than going out week after week.

If they can't decide what they like or don't like I send them listing til they figure out what they want. I don't like to waste anyone's time (mine or theirs).. I'm also not a babysitter and some seem to think that when they bring their kids and I have to keep them from destroying the house. Cause mom and dad aren't paying any attention to them. If I know they have kids I bring my 16 y/o son along with me to keep the kids occupied. He does get paid from me for this too.
