Well this has happened twice to me so I thought I would throw it out to the powers that be and get some input. Have you ever had a client back out of a deal becasue of power lines. The first time we did not even notice them, because they were maybe 100 yards or so through the woods, The second time they were in plain view and they still wrote the deal, then wanted to back out. Am I the only one blessed with high voltage clients?
The City of Charleston is in mourning this week having lost nine members of our cities finest firefighters in a tragic incident early this week. This is the largest loss of life in the fire fighting ranks of our nation since 9/11. To watch the news coverage and read the stories of these brave men's life's simply brings a tears to my eyes. They were fathers, brothers, uncles, friends and dedicated their lives to helping and saving other people. This Tragic incident really makes me reflect and be thankful for the many opportunities and blessings that I have in my life. So take stock today and be thankful for all you have in your life and join me and the thousands of others and say a prayer for the these brave heroes and for their family and friends.
Well my old phone that I have had for the last four years has decided that it wants to retire. Can't say I blame it, it is over worked and under paid. Since I am too young to join him on the golf course full-time, I have to pick a new one and want to know if anyone has one they like and would recommend. I am leaning towards something with blue tooth, web browser, ect...but do not know if I would really use it that much?

We all seem to keep coming back here and that is because so much good information is here to be absorbed and learned. So for the benefit of all the new comers out there put on your thinking caps and think of the best of the best information you have taken away from here and pass it on again. I have learned so much and it is hard to just pick one thing so I am going to say the information I have learned about SEO. I recently landed on U Tube for some reason or another and got interested if there was any video on the Charleston SC area. There was and I have now added links to the film shorts on my P2 site. it gives my site visitors another view of our great area and was really easy to add. I may even produce my own short to put on U Tube and other sites to advertise, but that is a project for another day.

 I have had several success stories on buying, fixing and reselling homes which need a bit of work. I had stayed clear of this for the last 12 months because of the cooling market, however I think it may be time to make some money again. So with all the great real estate minds out there I am asking? AM I CRAZY FOR EVEN THINKING THIS WAY??? I just do not think that the market can stay in the dumps for ever and I still believe you make your money by buying at the right price. Buy low sell high as they say. I usually fix this old house up with some nice improvements, nothing over the top and I try to stay under about $15,000 in upgrades. So any advice on which things have worked for you all in the past as far as improvements? I spruce it up with paint, maybe some laminate wood or tile in the baths and landscaping is a must in my book. Any other thoughts on what returns the most bang for your buck in a flip. As many of you out there I run pay per click, 7 days a week, 365 days per year. I have come to the conclusion that I have a better conversion rate with Yahoo(overture) even though the cost seems to continue to rise. What have all of you concluded? Which service is better for conversion of leads to buyers and cheaper for good keywords?

An agent in my office forwarded this to me today. I just wanted to pass it on. Better safe than sorry.

If you are driving after dark and see and on-coming car with no
headlights
on, DO NOT FLASH YOUR LIGHTS AT THEM ! This is a common Bloods member
"initiation game" that goes like this: The new gang member under
initiation
drives along with no headlights, and the first car to flash their
headlights
at him is now his "target" He is now required to turn around and chase
that
car, then shoot and kill every individual in the vehicle in order to
complete his initiation requirements. Police Depts across the nation
are
being warned. Their intent is to have all the new bloods nationwide
drive
around on Friday and Saturday nights with ! their headlights off. In
order
to be accepted into the gang, they have to shoot and kill all
individuals in
the first auto that does a courtesy flash to warn them that their
lights are
off.
 
Make sure you share this information with all the drivers in your
family!

Hi All, has anyone out there in Realtorville used doorhangers in their area with any success? Inquiring minds want to know???Huh?
A have been using a program called constant contact for a few months now to balst out my listings to other realtors in my market. Altough we all do get to many emails in our inbox, it is a great way to help introduce your listings, open houses, broker events, ect... Once you get the data base enterd it is very easy to vreat and distrbute bright and colorful emails. www.constantcontact.com My open rate, whcih you can track runs from 25-40%, that's anywhere from 1000-1700 realtors in our market. So… where does your business fit along this handy chart...

No website - They claim to be content with current level of business… And I’m the queen of Spain - C’mon now, what businessperson doesn’t want more revenue? How about shrinking costs or augmenting efforts of the current staff?

With a website - Either they built one in-house or had a designer do one for them. It may be uglier than sin, or it may be all tricked out with Flash and Ajax… but now there is a lighter wallet, expectations to meet, and still no sales.

Using marketing methods, but has no formalized plan or goals - A bank runs an online contest to give away a TV… except that nobody is coming to the site to see the promotion, so the webmaster’s cousin ends up with a new TV since they are the only two people in town that ended up knowing about the contest.

Another case is where the webmaster is given a goal by upper management. However they are not given knowledge, resources, or the time to achieve it.

Formalized plan and goals, but no intention of following them
- farms out the process to a specialist. However, the troops hamstring the marketing efforts when administrative-minded egos become bruised. You know the type - they love meetings for the sake of having meetings?

Companies found an Internet Marketing method that works and are making a positive (but small) return on ROI - It is exciting to see this happen. I’m not saying the Internet will make every business into Amazon or Ebay, but I can guarantee a positive ROI.
  • How much is a customer worth to you over the life of their business (and referred business) through back-end sales?
  • If your customers aren’t looking online can you at least build reputation or buzz for your business?
  • Are there other revenue sources on the web that you qualify for by becoming an online market leader (speaking engagements, book deals, JVs with related markets, etc.)?
  • Can you find qualified talent that is going to your competitor?

These companies have found the first thing that works for them and now they are in the black. They’re also starting to see how sales, marketing, and PR meshes with the computer mumbo-jumbo rather than them being two separate realms.

Companies using Internet Marketing methodologies to increase revenue via sales and leads.
These companies start thinking laterally to capture other related revenue streams.

I just wanted to jump in here to congratulations to Jason on his post Best Cheap Advertising / Marketing (Tricks & Tips) <$50. A last count it had generated 1115 hits and counting. Keep up the good work and you are well on your way to being a top agent. Not bad for an newbie. I think you can say that you are no longer a newbie here on Reliberation. We are glad to have you....Yes 

We all have had those days, where if you look at one more property you will scream!!! But how many properties do you thing are too many? I try and limit my people to no more than eight to ten in a day. After that I think that they all start to look the same. Am I wrong? Is ten too many? What are your thoughts?
