Neighbourhoods

How many of you have neighbourhoods?  What kind of information do you have on them?  Are they bringing you any traffic?  Do you find them a useful tool?

I have two as they are free with a premium membership.  I'm just wondering how I can spice them up a little or do something different.  Any ideas or suggestions?

Carol-I have one neighborhood and it needs work. I have not hardly spent any time there and really need to, thanks for the reminder. I think whatever we work, works on P2 and I will get to work...thanks.

I cover my entire city and county which has over 1500 neighborhoods, subdivisions, communities, and condominiums.  I would go broke buying neighborhoods.  None of them alone are big enough to provide enough business to support a realtor.

Therefore, it makes no sense for me to buy them.

That doesn't even include the neighborhoods in 9 adjacent counties where I also get some business.  My farm is all of North Central Florida.

I have the two free ones that came with the membership and have added some listings and community information. I also put a link to all available listings in each community. I also put them on my web site as seperate pages. I think I may have had one lead off of them but I don't get a lot of activity on them. There are so many that I don't know how someone that didn't know the area could hope to find what they were looking for. On a 1-10 scale I put them in the 2 group for help.

In our area the neighborhoods are so small it would not really seem worth it.  Also, when you own one and a listing is clicked it shows up with the listing Realtor (as it should), and not the 'area expert'.  In addition, NAR did a study that less than 3% of ppl on the net looking for homes are looking for an agent or search an agent.  They look at the listings.  I do like the exposure that it gets in terms of the Realtor being in the side screen but if the buyers are looking for listings, not Realtors, why would you do it?

I researched the "neighborhoods" in my area to see if there was any value in them.  One, for example, is called "Barlows Landing" which is one, and only one, street in the village of Pocasset, part of the Town of Bourne. My area, Upper Cape Cod, uses village designations, only a few of which are easily discernable by zip code.

Neighborhoods don't work for me.

Hi Carol,

I am still pretty new to Point2.  I find this an incredible tool if used to it's full ability.  If you have priced the cost of a website you can't beat what they have to offer.  I tried some of the neighborhoods when they went down to $20.00, then with my membership I got a free neighborhood for a year. My theory is a bit different from the others.  Yes the neighborhoods have a lot to be desired but I am always looking for a way to drive traffic to my site.  Of course you need to put photos and information on your neighborhood or don't spend your money.  When receiving the stats for the areas that I had purchased I did see that there was considerably more activity but have not made a sale from any of the leads.  I might suggest to you to try any neighborhood in your area when they go down to $20.00 and see if you notice an increase of activity.  Make sure that your site is a total resource for buyers, offering links to school districts, municipal offices, title companies etc.  Buyers can also search the MLS from my website, my idea is that if they get all the information they need from my site, they won't be browsing other sites to find it and will be more prone to remembering me when the time is right.  I hope this is of some help, best of luck!

I wait for them to reduce to $20 just to have my picture next to city of Fort Erie other than that they are not worth the $20 and certainly no where near the $250 cash grab they try to get you on and send you an e-mail that discounts them to a laughable $199.

My web page did generate a small profit last year that I can directly attribute to it, anything that generates a profit is worth it and anything that doesn't is not.

I have purchased neighborhoods a few times, and I took some community photos and put them on there.  I also put links to listings in specific price ranges.  I have a link to my MLS search, and a link to the front page, inviting people to look for more.  I haven't noticed a great deal of traffic coming from these neighborhoods, so I'm not planning to purchase them anymore.

I did set up my own neighborhood pages and I'm getting a lot more activity on those than I am from the neighborhood.  I have counters on my neighborhood pages so I can see what is getting attention.
