As an ex-DJ I love doing seminars. People actually pay me to talk to them again - lol
They come and listen to what I have to say. Instead of being at my website for 3 minutes. I have their attention and build loyalty over an hour and a half.

How and where do you book your seminars?
I advertise them on my website as upcoming events and I use conference rooms at local hotels and office buildings.
I am about to possibly be doing one for a church that has a singles ward and they wanted me to do one for their memebers.
Todd: I guess I might be the first one of many to ask, What do you include in your seminar. (yes we will all be looking for Todd's presentation material, and beign I am way over in tampa, you might feel like sharing it with me.)

I've been in business for seven months and am just getting my first listing so I could use some help!

I have had a few First Time Home Buyer seminars and they always flop. I put up signs, mail post cards to apartments and put it in the real estate guide. I have never had anyone show. I have a mortgage broker who has been doing them and has had some success, but he is spending $5,000 to $6,000 to advertise them. In my market, the average home is $100,000 so spending $5,000 is a lot of money.
I love to talk to people and educate buyers, but I have yet to find the way to get people to show.
The best thing you can do to get listings is to meet lots of people. Join a network group. I joined BNI and have gotten a lot of buisiness from it over the years. You can go to www.bni.com to find a local chapter.

Most of my listings come from past clients, referrals from my past clients and referrals from people who know I am in the business.
I am planning to start a local direct mail marketing campaign designed to produce more listing opportunities. I am planning on hiring an advertising firm to help me so I can get the best possible return.
It seems like this is a good time to hire some pros!
I started by calling FSBO's. Used to list at least one a week until my inventory kept me too busy to prospect. Typically topped out at 12 - 14.
These days I just work the listing leads that come off my web site.
These days I don't call so many FSBO's.... Just because with 23 listings, I don't need that many more independent and strong minded micro managing clients....
Joe, I looked into a group here in my area that's like BNI and they already had a realtor so would not take another. There are so many of us here that it's impossible to get into one of these groups.
OK - Sorry I didn't back here quick enough. I talk alot about owner financing and Lease-Option for those who don't qualify for a regular loan. I do have a mortgage broker on hand to do on the spot credit checks and that gets the people in the door.
I then do the lease-option / owner-financing for the rest. Works wonders! Go to Mary's latest blog and I have included 4 of the handouts I use at my seminars.
