If You Can't Beat'em, Join 'Em

Springboarding from my previous post about Service Areas......

Many of us in the Northeast work with aging consumers who are looking to move to warmer climates, at least for the winter.  Florida, New Mexico, Nevada, Arizona, Georgia, the Carolinas, all seem to be popular, but there are others.  Conversely, there are people in other areas of the country who may want a summer place or permanent residence in my area. So I've been thinking about how to tap into my "extended service area" thereby generating referrals for myself and others, preferably in the P2 community.

Here's my thought.  Create a page on my website that identifies Agents in the areas most popular with this population including links to those Agents' websites.  I would also ask that this be reciprocal.  I also would ask each Agent who is on this page write a short description of their area and it's specific qualities.  It would appear as though most of us who post here do not overlap too much, if at all.  I could also create pages by region or state, with different areas highlighted (for example, Florida West Coast, East Coast, etc.)

The question is:  How do you track that traffic?  Do you ask the potential Buyer to tell the recipient Agent how you found them?  Do we rely on the recipient Agent to be honest?  Or, is there a way to identify Buyers who start on your site and end up on another's in another state and then follow-up with that recipient Agent?  Am I even making sense anymore?

Just another crusty old New Englander trying to enter the 20th, (oops)  21st century!  LOL!

Cathy being from Connecticut myself here is what I do.

Get everything in writing use a referral form to CYA I would avoid the links they are not needed and hard to keep track of as you stated above.

If you want to do any referrals to the Orlando Area and the Metro North Atlanta areas I will be glad to do them with you, we will sign a referral form for each referral, before any information about any referral is past out, then we are both covered.

There are enough agents here that would love have your referrals also.

I do not get to many going north unless it is a relo, funny thing I may be getting one going to NJ soon.

Good idea! In this case I would make the information and a picture of each agent and their areas available without their name and contact info. If anyone comes to my site, they will identify that I have access to the contact agent and info in other areas of the country or world for that matter. I could provide a form for them to fill out detailing their information and what particular area they are interested in. The second home and retirement market is huge right now.  I'm in Georgia and we do get lots of visitors who end up purchasing.  Weather is the biggest factor but also have the Atlanta resources, airport, etc.  Be glad to help you any way I can.  I do lots of referrals between Florida and South Carolina and never really worry about paperwork and tracking.  In the course of purchasing a property, the identity of the introduction usually pops out at some point and a good receiving agent will typically honor a fair referral without any hesitation.  I refer out a ton and don't stress on the payment stream.  If you are getting a ton of referalls, then might be worthwhile to hop on a plane and meet some local agents in the hot markets.  If you get to Atlanta, I will be glad to show you around !!!

I work with agents from all over the country.  We use a simple referral agreement.  When someone from another state contacts me I always ask them how they found me and sometimes its from another realtor.  I am glad to give you a referral fee.  I am in North Central Florida, Gainesville and get many people moving to Florida who don't want the congestion of South and Central Florida.

I'm happy to get or give referrals but I think it would be difficult to create a webpage and be assured of getting paid. Because we met on Reliberation, Mike Farmer in Savannah contacted me about someone possibly moving to my area and we made a referral arrangement. The best thing might be to get to know others around the country through Reliberation.

I've worked with a number of people who have relocated from the Northeast who love Charleston and the Carolina Coast.

What you can do, is make a new page(s) on your site for various states you think you can get customers interested in.  Make those pages sign in pages.  Voila...you've captured their information and can follow them from there.   Have good agents in place.  Make sure you interview the agents so you know they are good, attentive, honest and reciprocating.   Set up a drip email if you have to to the agents you have referred people to so they know you are paying attention and they remember also.  

Should work out just fine.
