Yeah, I Clicked "Send"

This is the contact I received today from a prospct I had been working with........and this was my response....If you can't guess, I'm sick of these people.  My Broker has said that I need to schmooze......but I don't feel the need, in this case.  I bent over backwards for these people!
"Thank you, but we're all set?"  I took time away from my children, for you and your wife.  I arranged at your convenience, and the convenience of the other Agent's (lot's of juggling involved there to make sure than no one was inconvenienced).  Took me several hours over several days. Even tried not to be a "haunt" to you and your wife, even after you said you had some issues to work out with your existing home.
And...."Thank you, but we're all set?"  I really don't even know where to begin......
Do you know what the saying is in my business?  "Buyers are Liars"...l never believed it until your email,  So short, so not sweet.....And extremely rude.

I have stayed in contact with this customer.....not a client...but they said they would never purchase without me. Buyers are Liars.  I can't wait for him to respond to me......If he can even dare but I think that he will be moe than a coward.

Last summer, I spent days showing several houses to a couple. I even suggested new construction. Wrote one good offer with them and was beat out by another offer. I called them one day to see if we were going to look some more and the reply was "We have wrote a contract with a builder."

It is discouraging, but it is the business. I said a few bad words and moved on to the next one.

It's happened to me, my colleagues and agents. I think it has happened to most everyone at some point. And buyers who are good liars are really adept at getting past our 'flake filters'.

The most important thing is that you don't waste any more energy on those icksters.  

A lovely young lady agent I worked with briefly on the other end of a transaction recently . . . it was her 7th month in the business and her first sale. The buyers she had shown 15 homes to!

The buyers withdrew their offer before it was executed.

Fast forward, 2 weeks later . . . new buyer's agent, new contract, same house, SAME BUYERS. Those creeps came back with an agent from a different company. Second agent showed them a dozen homes.

The seller and I held the buyers' feet to the proverbial fire and found out shortly that the 'buyers' couldn't qualify for anything.

So they wasted weeks of two agents' time.

Believe me, I wanted to post their name to our entire MLS so no unsuspecting agent would fall prey. But I didn't. Because they will get theirs.

And so will your guy. Karma's a be-yotch.   :) And the best word in our business is NEXT.

Based on their body language, I know what is their motivation to move into a new house.............

I absolutely don't like showing homes around to buyers... it's time consuming and exhausting.........

Buyer broker agreement are difficult to  have signed but I give them a copy and make sure that they know that if they purchase something I showed them, I am due the commission!

Focus on listings!

We show them this unit, then that unit, then another unit over there and then if I get a call saying "I'm ready to write" I just about drop.

Now, before I set foot out the door to view a property with anyone, I have them sign a buyers agreement. Especially renters becuase they couldn't care less about wasting our time.

By qualifying, I mean pull a credit report, if there are issues on the report get them resolved and sell later.  I have not ever been joy riding with a client.

It happened to my wife a hundred years ago and since then she would rather invest in the Credit Report...If you must,   ask your purchaser to reimburse you.

I terminated a very sweet deal this morning all the commission was to go to selling agent.  The couple had some issues with the builder and I

just wrote up a contract for a FSBO at half the commission.  Moral, let it go, move on.  Don't do those kind of emails anymore.  Good luck.

He's never gotten back to me.  No surprise there.
