Getting listings out to international buyers

By: Cyd Weeks
Sunday, September 16, 2007 12:13 AM

I was wondering if you might share with me the best websites/methods to get certain properties out there to the attention of the international folks.  I am particularly interested in getting to the Brits and Portguese buyers.

Anyone out there that can help me?  Besides realtor.com, what is out there that works?

Thanks in advance for the assistance!

I tried the eBay advertisement (you can go 1 month) and had several emails from people in the UK.  We didn't sell it that way, but did get a lot of nice emails.

ok, I've registered with worldproperties, which is the Realtor.com international site. And I'll have to call each time as I enter a listing.

I've registered the domain name as suggested.  :)

I'll look in to the ebay thing also.

Anything else that I should be doing?  I do ad words but had it set up for US only.  I guess I should change that too.

So much to remember!  :)

Thanks much for your help!

Hey Cyd

What domain name did you get? and did you get a matching e mail address also?

I picked up PALMCOASTFLORIDAREALESTATE.CO.UK and took the .ORG and .CO also, just to lock them up.

I'm going to set up a different point2 website for it and try to gear it with terms and information an international buyer would use and need.

I got some email from nominet, registered, but have to read up on just what that's about.

I'll look at ebay tomorrow.  I'm going to take the day to take pics, get listings up on the website and mls and get things moving webwise as much as I can.  :)

Question for you though... if you have 2 point2 websites, do you do the 'sharing' (connections) with both or just one of your websites?

My GA site and FL site are linked together and share both GA properties and FL properties for a good reason there are tons of people leaving FL to come to GA, this way they get to see the listings in GA while being in FL.

I have my .co.uk pointed the FL site

In Orlando we get many from the Uk they love the STRs for Disney and Condos, but for  financing can be a little heavy for the most part 25 to 30% down stroke.

I always use a currency converter as my best friend because that will be the first thing they ask $$$=Euros.

You may already be aware of the 10% IRS hold back on a sale of a home own by international home  sellers over 300K for tax purpose.

Go for it Cyd its a nice market to play in.

Cheerio :)

So, do you suggest I just keep the one site or I create a site for them specifically?  I know that they use different terms than us and I could add the currency converter, info for taxes, banks, visas etc that really don't pertain to the site I have now.

You're the marketing king (so I've heard, lol) so what do you suggest?

Make my palmcoasting.com site THE place or have two with links back to one another?

Humm

No marketing king here, far from it ha ha

I would link up your new UK domain name with as many UK real estate sites I can within reason of course...

You can point, PALMCOASTFLORIDAREALESTATE.CO.UK to a point 2 freebie site and from there have a link to your main site, or just point it to your main site..

Kinda like my Deltona domain name http://www.DeltonaFloridaRealestate.com

goes to the handshake page, of course you already maybe aware you can do that.

The currency converter, taxes etc are links I have in my favorites I send them so further explain especially the tax law in detail, so there will be no misunderstanding afterwards, below it the link I use

http://www.irs.gov/businesses/small/international/article/0,,id=129631,00.html

Cyd just play around with it, I would pick up some Orlando handshakes also and do some referrals since the Orlando and Mickey draw from the UK , I will do referrals with ya if you like, I will call you with details:) $$
