Calling for intelligence from others please - artifical or otherwise

Howdy!  I am searching for information. opinions and comments on MSNLISTINGSONLINE.COM. I have been of the opinion that MSN was for the mature generation, and while I have stuck my foot in my mouth I got my first call from a young first time home buyer that found me on MSN today.  So now that I am chewing on my foot, I will also tell you I am a wild Red Hat Lady member in delirious standings - I plan the wild ice breaker games.  I have the opportunity to buy a few zip codes immediately with MSNLISTINGS and must make an early am decision.  Sincerely appreciate help for any and all and love reading all these blogs.  I am going to be a good blogger before this year ends...it is a goal

I'm confused. There is no such site as msnlistingsonline.com or msnlistings.com.  The real estate section of MSN (http://realestate.msn.com/) pulls listings from Realtor.com, Move.com and RealtyTrack.

I can't imagine MSN getting in the business of selling zip codes to agents, that's just not Microsoft's business model.

What am I missing?

Perhaps Cynthia is referring to mlslistingsonline.com that sells leads based on the zipcodes you purchase.

Ahh, that makes more sense. They aren't connected with MSN at all...

I have no direct experience, but they sure look like just another lead seller to me. I'm not fond of ANY of them...

They say their launching in July 2007. Looks like they missed that date...

Questions to ask ANY lead seller:

1) Are the leads exclusive?

2) Is there a quantity guarantee?

3) Can I return bogus leads?

4) Do I pay a referral fee or any other "hidden fees"?

5) How long have you been in business?

6) How do you market your site? -- where do your leads come from?

7) Do you do any sort of lead qualification?

Way (way!) better to generate your own leads...

Jay, those are excellent questions to consider.  MLSlistingsonline is an offshoot of MLSonline.com that is active.  I think they are trying to capture a new set of agents that "missed out" on the MLSonline zip code sales.  A poster on agentsonline.net did say he had a positive experience with them.  I have been tempted to try some of these lead generators, but keep reading about bad experiences.  I think I'll stick to my own leads.  Now, if they would only start buying :).

Rod - be sure to let me know if you get that part figured out!!

I think with any lead generator you'll find some that claim wild success, others that absolutely loath the service. Personally I think one is always better off generating their own leads, though that is not a simple task.

Some of these lead gens are *very* expensive. IMHO, spending that money on a pay-per-click campaign, driving people to YOUR site, makes more sense.

Good questions to ask.  I think she is referring to some MSN compnay b/c she mentions that it surpises her that the client is young and using MSN.  I am confused.

I would not think that they would see leads either.  They are the neews for pete sake.  kind of is a conflict if you ask me.  I guess anyone will sell just about antyhign these days.

MSN and Fox are for us younger folks.  I love both.

I never pay for a lead unless it is in the form of a referral at closing.  Make your own like Jay said.  You just never know what they "qualify" as a real lead.  Chances are it is not what you would define as a solid prospect.  your blogging goal is a much but option b/c it will increase your site status then you will have plenty of leads.

Howdy Jay, Francy, Rod, Kevin and Christina. We are the  (actually you guys) the living in color example of improving the profession by sharing of ideas.  I had not heard about this MSN listing thing and they are starting up here in El Paso and hit me early on.  My Point 2 site is ready for an overhaul since I opened my own firm but does quite well for me.  Of course by reading some of the blogs I have read of late I am getting some great ideas.  I am honored to be among you.  I will not jump out to the MSNonlinelistings just yet.  As they say here in El Paso Muchas Gracias y  thank you ready much.
