A couple months back, I was helping an out of town buyer with his search for land which he wanted to build on after retirement. I had spent quite a bit of time and effort on his search and getting him information about certain properties via email. He eventually came to town at which time I spent several days and many miles looking at property with him.
While out looking, we were discussing how some of the properties were listed on another MLS and it would sometimes take me a few days to get answers to his questions because I was relying on another office or agent to get the information to me. He casually noted that he sometimes searched other sites as well as mine to look for property. No big deal to me as long as he came to me for the info so I said as much and he said he didn't mind waiting for the information.
Well, a couple weeks passed and while talking to him on the phone, he mentioned that he had gotten information from another agent regarding a piece of land and wanted me to go take a look at it for him. At first, I was shocked and upset that he would do this but I continued to ask a few questions here and there during our conversation to get more information. Towards the end of our phone conversation, I began to discuss the fact that he had a signed buyers agency agreement with me and that he shouldn't be contacting other agents for information. He became upset because he didn't feel that he should have to wait for the information when he can "go directly to the source" to get it. I calmly tried to explain things to him but to no avail. I eventually told him that if he were that unhappy with the situation, I would be willing to cancel our agreement and allow him to work with another agent which we did.
The other day, out of the blue, he calls twice and leaves voicemails wanting info on some property he saw online. I have yet to return his calls because I am unsure that I would want to work with him again if that is what he has in mind. I have picked up the phone a couple of times thinking that maybe we could discuss the situation but I think I just want the opportunity to tell him to get lost so I hang up before placing the call.
