I put together alot of seminars, networking groups for Atlantic Coast Title Company in Jacksonville,Florida. I love learning new things that will help my business grow. I took this position to help other agents. I have to come up with new ideas, topics every month. If anyone has any suggestions let me know. Today I attended a seminar on Titles and one thing that I learned was the correct way for investors to put the property deed in a Trust. You need to word the deed so it can be conveyed properly when the investor is ready to sell. In Florida you need to take the title in the name of the Trustee with the Florida statue number 689.071 on the deed. Check with your closing agent for proper wording. I have ran across several investors that put property in their trust to hold and sell later and when the time came for them to sell, they had to furnish the orignal Trust document to be review by the underwriter. People do not like their personal documents reviewed. I think that if we educate our investors when they are purchasing the property the first time around, they will be very please with using you as an agent.

If the deed is filed properly the first time, the investor only needs to furnish the first page of the Trust.
