I just wanted to give everyone a liitle heads up as far as pre-approved buyers go. Just because your buyer has a pre-approval letter, unfortunately right now that does not mean the buyer is going to get a loan. Lenders are going out of business left and right and many of us have already been affected... even so much as going to closing and never getting the funding for the loan (due to the mortgage company going out of business). What you should do is check the website http://ml-implode.com regularly and see if the lender the buyer is using is having troubles. If the buyer is using a mortgage broker or correspondent lender rather than going directly through a major lender, you should probe the broker and find out which major lender is going to underwrite the loan or buy the servicing... you then can pre-pare the buyer/ seller for possible trouble ahead. Also, right now it is a good idea to have a back up lender just in case. Hope this helps!
