I've made a few recent changes in my professional life.

Since becoming a Mother (some thirty-five *cough* years ago) I learned the art of juggling "hats".  I welcomed all the new hats that came my way with a growing family... nurse, cook, housekeeper, laundress, seamstress, driver, psychiatrist, mechanic, peace-maker, veterinarian (hamsters, rabbits, & lion-head goldfish... OH MY :), gardener, painter... I'm sure you catch my drift!

With our country's massive economic shifts these past few months... many of us have taken a serious look at our own personal career status.  After MUCH reflection... and prayer... I've shifted my gears.

I am now working a M-F 9-5 insurance agent job... with a wonderful Broker who welcomes the interaction of my real estate experience and influence.

In addition... I've changed my real estate brokerage choice to a new "virtual" company.  You will ALL be hearing ALOT more about my exciting new nationwide company choice... as it is officially being "launched" later this month.

I've learned a little about "direct sales"... and have commited myself to a couple venues that I believe are a good blend with my insurance & real estate "hats".

Surely, the real estate arena is in for an ultimate rejuvenation... I welcome it for all of our sakes.  It's a tough time financially for many of us... but I believe the light grows brighter!

Greetings to my P2 Family...

I haven't written in awhile & wanted to take advantage of a very rare, quiet, and cooler evening to say hello.  I am well into my second year in "the biz"... have already exceeded my sales figure from last year... meeting people from all walks of life.  The greatest lessons I've learned this year are 1) I just have to be "me"  2) keep providing the best services I possibly can & 3) you win some... and you lose some... life goes on!

I love times like this evening where I can indulge myself by reading through many of the REliberation & Message Board entries.  Tonight I discovered the "Partners" page under "Approved Vendors"... how long has this been on P2?  Wow... I haven't heard of most of these vendors before...  a great source!

I wish you all well... and want to acknowledge P2 once again for blessing us with such a wonderful product... my website is my #1 marketing tool... getting more response each & every month... and I'm learning to utilize more & more of it's features as time goes by.  I couldn't do what I do without you P2... many kudoos & thanks ; )

Like you, I strive to utilize every source available to help put together facts and figures to share with potential selling clients regarding the proper pricing of their homes.   I am currently putting together a revised listing presentation for property that I created a CMA for about six months ago... and now the owners have decided to place their home on the market.  Since six months ago... our area's market has flexed from "stagnant" to a fairly robust "buyer's market".  I am able to reference current home sales considerably higher than those few that sold six months ago.  This home is unique... located on acreage close to town... truly impossible to find another property to closely compare it to.

Knowing that CMA's are simply a "tool" to help guide us toward a responsible & marketable sale price, I would love to hear what factors you view as most important in determining a recommended sales price.  What is process and/or "fairy dust" formula?

Do you "reject" offers?  Why???  I can't imagine a situation where I would recommend my client to reject an offer... if there is still negotiable room in the price... I always encourage my client to respond with (if nothing else) a counter-offer of the asking price.  Especially in today's market... gosh... the courtesy of at least a counter-offer seems appropriate.  Yesss... I just got a "rejected" offer... and am I emotionally involved?  Welll... yeahhhh.   All you well seasoned mentors out there...  help me understand : )
