I don't need to give the regulars here any word of enccouragement, I have read many of your success stories here regarding your P2 sites.

I also know there are a lot of lurkers out there who are still in the closet about posting here. Some were exposed in the last few days...welcome to all.

I just had to tell everyone that I have only had a P2 site since February of this year. I have had far more exposure of my listings and have acquired many prospects as a result of the site. I have not closed any deals yet with any of these prospects, but it is only a matter of time.

What has me really excited is two of the prospects are from another state. I am in Indianapolis, one prospect is in Colorado Springs (I have shown them a couple of houses) and I just got a very interested prospect from Martha's Vineyard for one of my listings.

So for all of the lurkers and those of you who don't put effort into your site, it does work. You get out of it what you put into it.

Are there any other newbies out there who would like to come out of the closet and share your recent experiences with your site?

Be sure you spell check everything, I noticed that your slogan has a misspelld word in it. It might help to hide some of the pages and just keep links to the primary pages like "For Buyers" and "For Sellers".

Be sure every piece of print you hand out, business cards, flyers, brochures, etc. has your web site address on it.

Do you have pages on your site that require the visitor to register such as the IDX page?

There are so many others here on this blog that are much better than I am with optimizing your site. Check out the Message Board, there is a ton of help there.

Good luck to you, put some effort into your site and self promotion and the business will come.

I have a question for those who have been in the community longer than I: How do you recommend handshakes be treated with agents outside of your selling area? If I approve them does anything happen with my listings? Will I see Mass on my listings in Florida?

I'm sure somebody will correct me if I am wrong, but I believe that handshake is based on the areas you indicated when you set up the site. In other words, you won't appear as a handshake request because I am not in your selling area and vice versa.

Hawaii...one of these days I am coming to the Islands. I probably will loose the airport after I get there.

Cari, do what Dennis suggested, look at other sites and draw some ideas from them. What looks good to you? Put yourself in the visitors shoes, what makes most sense? How easy can they find what they want to?

I looked at your site and all of the featured listings on the top of your home page may be too much. Put those in the side bars, one on each side then have them rotate. Get your text up to the top so the visitor sees it right from the start. Make the text larger also. Good start, look at other sites and see how they are put together. Check the Message Board for other comments and suggestions about building your site.

I have made a lot of money from my web site. Not going to quote, but a lot. You need to also advertise your web page in other areas.

For those of you that just went professional - good move by the way - check out the P2 tutorials.  It will help you move through the new stuff.  Then for inspiration check out other websites.  If there is something you like, make it your own, then use it on your website.   Make sure you make it your own, copy and paste is frowned upon.  You will have better web placement the more original your site is.

Here's a cool tip I just got, download google tool bar on your Internet Explorer and the spell check works on here!  Love it.

I just began blogging in earnest in the past week after reading REALTY BLOGGING by Natch & Chaney.  I recommend it.  I took their advice and started Blog Farming and it has already got my phone ringing.
