How Not To Make A Good First Impression

I was showing houses today to some buyers that I have been working with for a while now. (Missing the Colts / Chargers game). We arrived at a fairly new home, looks nice on the outside, the yard needs some attention though. This home just went on the market a few days ago, so the lisitng agent told me she has not had time to put a lock box on the house yet and the front door would be unlocked for us.

I walk up to the front door, all the while talking to my buyers about the location and how nice the neighborhood looks. I put my hand on the door knob and turn it to open the door...the door opened just fine and I was left holding the door knob while the door swung open.

After a quick trip through the house (very messy and dirty and more door knobs in bad need of attention), and a quick repair to the front door, we were on our way.

Yes, I did let the listing agent know exactly what my buyers thought and I told her that this house was NOT ready to be shown.

I'm sorry Gary you had to go thru the mess, that's why we should always preview homes before showing them to buyers, if you could that is.  I hope they stay with you and you find them a home that they just cannot live without.

Congratulations on giving the listing agent straight talk about the condition of the property. If more listing agents took ownership of the condition of what goes on the market (given seller constraints) it would help keep the wheels of the real estate market going.

In this market a house needs to be in tip top shape.  Amazing that if you are going to sell a house you wouldn't have everything in order.  Maybe they will learn once they don't get any offers.

There's no controlling some sellers...they don't just change the way they live because the house is on the market unfortunately.  I don't care as long as I'm told on the listing that it's a handyman or in 'fair' condition.  The ones that kill me are the ones where they have it listed as excellent and boy oh boy it's nowhere near that!
