The Greatest thing since sliced BREAD!

By: Gary De Pury
Saturday, May 19, 2007 1:04 AM

Now if you were to ask me, un sliced bread beat sliced bread any day.  Home-made bread straight out of the oven on a Sunday afternoon was one of the treats of growing up so close to my grandfather.  But putting that aside, what would you say is the greatest thing that you have found in your Real Estate career.  That one thing that is simply amazing.  That one thing that if you took your little sister under your wing today to train them as a Realtor, would be among the first hint, trick, or tip that you would share as a MUST HAVE!

In my short ten years in the business, I have found quite a few nifty items and places.  So I am going to not only start the post, but kick it off with the first one.  This is one that I cannot do without.  I hope to see lots of sharing and cooperation on this post.  I think it goes without saying that P2A is already mentioned.

So without further adeaux......   www.Postlets.com  That is one of my hints, tips, or tricks.

I think if I had to pick just one thing to teach "my sister", it would be Sure Close, the Online Transaction Management System. Since I am supposed to love my "sister" I wouldn't want her to be stuck with all the files and paperwork that I have........she should benefit from the new technology that is out there.

In the spirit of sharing, what I am looking for here are comments on the other ideas presented too.  Place a link to your tip, hint, or trick and then others can visit and comment.

I plan to add about ten items that I find invaluable, but I would like some feedback from others.

I tried Top producer, and found that for the cost, I can use outlook with BCM with much better results.  Coupled with the P2A Drip campaign, I get much better results than with Top Producer.

It was really more of a use issue than cost.  I just didn't find TP that manageable.  Of course, I have a Dell Server that allows me that flexibility when not everyone does or easily can.  (I have as a best friend, a fortune 500 companies IT Manager who tells me what I need to purchase and then he configures it for me)

But thanks for your valued input, I did think TP was a great program for some of my agents and encouraged them to try the free trial.

Gawsh Gary... what a wonderful & generously spirited post!  Thank you :)  I am still the proverbial "sponge"... just starting my second year as a Realtor®... and lovin it!!  I've looked at all the venues posted above... and find (again) a new level of amazement with the world of "the internet".  Aren't we so, so blessed??

It will be my "turn" to share my findings with my "sisters" & "brothers"... in the meantime I thank all of you for your tips & treasures... and will hold on to the philosophy of "what goes around... comes around".

Thank you P2 community & cru ;)

Gary, i respect your opinion, but I desagree. I think Top Producer is well worth the money, but it does take getting used to it and really learning everything it can do.

There's my 2 cents.

I have started using http://www.zipformonline.com and I absolutely LOVE it!  I use the online version so that I can update from any of my computers and then I just email the final version to my client for signature if we are rewriting something or to myself on the office computer if I am there with a client and need to just print it out.  The only downside is that you have to install a little add on to your browser for each computer you use so you can't really use a public computer for it.  We actually get to use it now free through my MLS.  I don't know who else has that capability, but honestly, I would pay for it if I didn't get it free.

I would die without ZipForms and DocuSign.

Docusign is an e-signature tool usually available thru Zip.

The other must have for me is ReadNotify.

Oh, and I use http://www.showingfeedback.com as well.  And I LOVE it, too!  It really has helped me get feedback from the Realtors who show my properties.  And that of course helps me get some points across to my sellers about price and condition when need be!  Good suggestion, Jana!

One of my current favorite utilities is Snagit, a screen capture and editing tool that goes WAY beyond print screen. I am continually finding new ways to use it.

Find it at http://www.techsmith.com. They have a free 30 day trial, too.

Love ZipForm as well. I'm still using the desktop version though. When they first came out with the online version it was buggy and awkward. Sounds like it's time to try it again.

Well, stupid as it sounds, I found a new lockbox I absolutely love. I have the association lockboxes that use the supra key but I am the only mls agent in this area so typically we use our own lockboxes.

These new ones I bought on Ebay. They are three letters you line up and with one hand you can just pull the front little door down and there is the key. Not the key on the side and you have to use two hands. Just one hand, it is great.

I love home made bread too but this is the best thing I use right now that I find has been a big blessing.

Wow, fantastic comments and sites.  I am going to go check them out but in the mean time, go to www.Sunrocket.com  It is a VOIP that is better than all the others I have tried.  You can call forward, call chase, simu-ring, call block and all kinds of other neat and handy features.  It is only $200.00 for a year and they even include free phones.

Here is where I use it most.  I advertise one of the numbers I have from there and it rings everyone on my team when a call comes in.  Who ever gets it first can take the call, but I can log in to my on-line manager and see every call for the month or year if I choose.

Another feature is when I am working with a client in another state, I will call Sunrocket and get a number from that area during the transaction.  The will give me a number and then I tell my client to use that number.

Add to that the free long distance and man is it a deal.

Mary what are these lockboxes called?

We have winforms in CA. I have the desktop version so it will go anywhere my laptop and I go.  Only need to find a little light weight printer :)

I think this string is dropping off too soon.  Anyway to get it back up in the top blogs?

I prefer my ZipForm Desktop to online--have it uploaded on every computer. Use online only if I have to. It's good to have as a backup.

One of the things I use constantly is our county GIS. Can find topo, aerial, parcel plat, sale info all with one or two clicks.

I gotta check out some of these things I'm reading about in the posts! Cool stuff . . .  :)

I have to say that GoStarPower is loaded with great info.  Thanks Joe. Another itme that I CONNOT do without is my call capture 800 line.  I use www.Proquest-tech for my agents and frankly I am thrilled.  We get many more leads through that.

I went ahead and upgraded to Relay to use with ZipForm AND I got a fax service that sends my faxes to me via email so I can upload the documents into the Relay transaction manager.  So far, I love it!!   I am about to add an agent or two to my team or an assistant as I have gotten busier and thought this would be a great way to keep all the details of my transactions in order.  Plus you can give access to the buyer or seller and the other agent, etc.

And I have also been using snagit and I love it!!  I will most likely purchase it after my trial expires.
