WHY....WHY...WHY

You know, we have a code of Ethics and in it is specifically addresses Duties to other Realtors.  But nowhere in that does it discuss a duty to just be a decent human being.

So does that mean that we can go off doing things to others that we shouldn't.  No!  Of course not.  We should strive to help others and be above reproach.  But most importantly, we should always do what is right in light of basic humanity.  A good friend of mine, the kind of guy who will give a stranger a ride to work making himself late, is constantly helping others.  He has a background in entertainment and knows many, many famous people.  So what does he do with these connections?  He goes to the shows and concerts and makes the contacts and gets items signed and then gives them to the local radio stations for Charity Auctions.  How is he repaid?  well he gets to stand in line for concerts that he has been to 20 times before, he gets to stay out until all hours of the night long past any reasonable time, and he gets the unknowing gratitude of the eventual recipient of the auction.  But most importantly, he gets the knowledge that he has used his celebrity to make a difference in some less fortunate persons life.

Here is another way he has been repaid.  The following link is to a page that he created about a Tenant in an "Investment Property".  Now, he bought this property, not because he could afford to.  He bought it to help the seller who was about to lose it due to an illness.  He has then rented it twice.  The first time was a success.  The second time ...uh...."Not so Much"

Why does this make it here on this forum.......?  Because, the Tenant used his status as a REALTOR to get past the initial credit check and other items that my trusting buddy should have done.    Then instead of moving quietly, they destroyed the property.

So here is the link.   www.JoeandAmy.info    The Carpet may look slightly wet.  That is because it is.  Toilet water has a way of making a place seem a little less warm and cozy wouldn't you say.

So anyway, please visit the site and also let others on this forum know about your best and worst tenant history.

Joe should be worried. In our state if someone sues us over a real estate matter we have to report it when we renew our lic. This guy could lose his as far as I'm concerned.

That's really a chance all landlords take.  Your friend can pursue legal action.  That might keep Joe from getting a renewal.  After six years my tenants decided to get divorced and then proceeded to shoot the walls, which evidently didn't move quick enough.  They were probably too stubborn to heed idle threats and paid for it with their splinters and plaster.

Well, in Florida Bounced cheques can be a Felony.  In Tenancy issues, they become a Misdemeanor.  But the damages exceed 10,000 and the police are already looking for the fine folks.  My Guy is most definitely going to sue, and he will get a judgment.  But where it goes from there is another story.

Yes, he should sue and get a judgment.  In the meantime, I am sure he feels betrayed.  When you go out of your way to help people you always question yourself.  He was being a great guy.  Too bad people take advantage.

One thing we've learned as landlords, is you can't just be a "nice guy" with an investment like a home. People who don't own their own home just don't care about yours. Whatever steps your friend takes, we wish him luck. It's a tough pill to swallow, but clean the place up and get another tenant. Be sure to check credit not taking any high risk scores and take a security deposit. Make sure that a tenant has something to lose in the deal. We use a service through the National Assoc. of Independent Landlords (NAIL) where we run credit. Our first tenant trashed our home after 6 mos and we're glad that it happened so we got the mistake out of our system and have had great tenants ever since.
