Post Card Marketing

What is the most effective post card campaign? I have had literally no return at all with them for years, including just listed and just sold. I use quality printing provided by my broker's advertising department and never get any calls after mailings. Has anyone had any good responses with this form of advertising and if so, what is your secret? Tongue Tied

We discovered that our marketing message was not powerful enough. We learned that we needed to give the recipient a strong, compelling, urgent call to action in order to get them to call. We needed to have an offer they could not refuse - something they just couldn't get from anyone else.

We also needed a way to capture and track people who called us for information. Having our office phone or cell phone on our mail piece produced no calls.

The company we hired had the whole package. Our coach helped us develop our marketing message. He gave us customizable letters and postcard templates geared toward the type of client we were marketing to. (FSBOs/Expireds/Buyers/Sellers/etc.)

He had the lead capture system.

What we know now is that we were doing some of the right things and didn't know it. Once we tweaked and improved what we were doing then figured out what wasn't working and changed it we started getting results.

We have been with Master Your Marketing since January. We listened to Todd's recordings for months and then waited until he came to Minneapolis so we could meet him in person before we decided to "Joint Odd". LOL

Since then we have been slowly adjusting what we were already doing while at the same time putting 3 additional marketing systems in place. He recommends having at least 4. He considers a "system" something that gives you at least 2 deals per month. I think he has 20 or 30 systems to choose from. I attended his workshop in Minneapolis again in May for a refresher. He also has a 2 or 3 day workshop in Colorado for people who are members his program.

We have spent lots of money on other systems in the past. With Master Your Marketing we liked the fact that their information was practical, something we could implement, and was producing results for other local agents we met at his workshop.

It's less than $100 per month for a year of one-on-one coaching plus the recorded coaching calls and constantly updated postcard, print ad, and form letter templates.

I think the thing we have had the most success with is Todd's pre-listing package. We get the listing about 99% of time now.

We spent thousands with other systems and have nothing but unreachable leads to show for it.

The general consensus of my competitors and enemies is the same....1 to 2 percent.  You can hire the best marketing team and use the highest quality paper or scribble something down on standard stock paper.....1 to 2 percent return.

And I am agog about a return like that.

Pete, as Jana requested, what are your results so far using "Joint Odd"? :) Are you getting close to 2 deals per month? What is the return on your investment for the last 6 months? If his system works, I'm all for it! I bought into a marketing campaign system once with a guarantee that I would close at least one deal in the first three months using the system...I did everying as instructed and no calls at all. I got my money back, but it took a lot of demanding to get it from them.

I tend to agree with you Phil, 1 to 2 percent return on postcards. Although mine has been 0 percent. I have received a few leads but no deals. It makes me wonder why Realtors use them, thus the reason for my post. Has anyone been successful with them and if so what did they do? I am coming to the conclusion that they are only useful for developing and Maintaining one's brand in a specific marketing area.
