Petty or Professional?

I'm sure all of us have received "sloppy offers"...a Purchase Agreement submitted on an outdated form, or missing the buyer's or selling agent's signatures, or missing other vital information such as financing terms. In these cases, I ask the selling agent to re-send a completed offer.

However, most of the time I get offers that are complete for the most part, but are still missing things that must be completed, so I address them in a counter offer. Some agents in our office say they refuse to do the work for the selling agent and will not cover those little things in the counter, but insist the selling agent re-submit the offer with everything complete.

Is this being petty or professional?

Gail, I don't see anything wrong with making sure the documents are done right. My biggest pet peeve is buyer agents who do not bother to check MLS to see how the listing agent works. I can be either a Transaction broker or Sellers Agent and it is clearly posted on the MLS. This is what I find they leave off the most.

To say you refuse to do the work for the selling agent does not make sense to me, do whatever you have to do to get the deal done, it works well for both sides. But I also understand it when you feel like you have to do both sides of the deal because the other agent just isn't motivated enough to do it right.

I typically counter the needed corrections. That way the agent has to go back to their clients and basically present them with a document that says, "I'm clueless, and the agent for the seller knows what he's doing".  Plus, the broker should see the counter and realize he needs to go back to Real Estate 101 with his/her agent.

There's one office here in town with agents who fill in half the blanks in our Res PC with 'TBD'.  

Like I need to call my psychic friends to figure out what they're asking the seller to agree to . . . LOL

Asked the broker to please help her agents find meaningful ways to fill in the blanks and got a nastygram telling me if I were really a nice person I would HELP the agents myself.

Professional, period, exclamation point.

And did I mention professional?   :)

Klaus - I'm confused (a semi-normal state). If you get a sloppy contract, you do the work yourself? Meaning you make changes youself to the actual contract?

I've started to keep a file of when I ask the agents for these things in my file. That way if I am audited, I have a paper trail.
