How do you cope?

 

I have questions for fellow practitioners whose only source of income is from real estate. I believe this applies to all real estate practitioners in the world- we all earn only when we have sales. At least am referring to independent or free lancer practitioners. How do you cope with regular bills and daily expenses when commissions aren’t coming or its due few months after? What if you have no credit card or credit facility? No friends or relatives to turn to? (0r maybe because I know they are in the same situation as mine or am too proud to ask for help) I am a single parent with three lovely kids. I work at home and home school my kids as well.

 

 Am sure many of us, are hard working and working smart but there are times that some financial set backs happen which are beyond our control. Buyers backed out last minute after working on it for a month or more. Some transactions takes time to materialize and some are on installment sales which we can’t claim commissions until after full down payment have been paid or complete documents have been submitted. While waiting for these, your bills and daily expenses accumulate. Though, I must admit that when it commission time, we can pay all these bills and it can enable us to expand or upgrade our business. It’s a roller coaster financial situation.

 

While I am thankful that P2 has been a great help in increasing my sale for the past year. Have been working really hard and my efforts are paying off. See my website standing worldwide. P2 is the best thing that happened to me in my twenty years of being in the real estate business. I am happy to say that I belong to a small number of Philippine realtors who are technically advanced and marketing primarily through the internet. My friend and colleague (GM Properties) whom I invited to P2 ranks 6-8!! I used to hold the no. 1 post in my country until my friend dislodged me!

 

My production this year is three times the previous year and 95% of my clients are from my P2 website. But some sales takes time before we can get full commission so while waiting for the harvest time, how do you cope? Will appreciate your inputs.

First let me complement you on the position of your website...great job! Luckily I have not had that problem because I try to make sure I have at least 6 mos living expenses in savings but one of my agents had that problem and they got their commission advanced from http://www.commissionadv.com

Thanks for your comment and suggestion, but that doesn't apply in the Philippines. We dont have the same service here. I just wish its that easy to put aside 6 months savings.I wish all my sales commission can equal to at least three to six months worth of savings. By then, I can set aside half of that.  I just came from a separation and am still working on legal matters to secure our conjugal properties. We also dont have divorce here and any request for support has to go through a lot of court proceedings. We also have a different case and financial support from the father of my children is out of the question. He wont be able to do that after i have done legal action which is already on the way. I am practically on my own.

I have savings plan on my next commissions which can quite cover these obligations, but is coming by October. I hope those long standing big transactions will soon materialize. Its  just unfortunate we dont have Commission Express here in the Phils. In between these period, can I just simply say or claim, God will provide?

I guess I just have to have a lot of faith that God always provides.

Gigi-Yes "You can do all things thru Christ who gives you strength"!...Life doesn't have to be a roller coaster ride-you control your destiny.  Money doesn't sound like your problem.  It sounds like your Plan is your problem.  You need a savings and disaster plan.  To stop this roller coaster ride you must change your plan.  Ginny is right about having a backup saving acount.  You can start on your very next commission check.  Set your goal amount(3 to 6 months worth of income) and start saving for that amount.  From each comm. check take a small amount(10 to 20%) and put it in a savings account.  It make take several months or even a year or two.  It is a plan.  Stick with it.  You will be amazed how a little bit of money in the bank can ease your burden.

As for money now!  Get a part time job. Have a yard sale.  Sell your old jewelry to a pawn broker.  Sell something on Ebay.  Clean somebody's home.  Wash cars....But don't give up!  Remeber, You can do all things thru Christ who give me strength!   If God takes care of the Birds of the Air and the Fish of the Seas...don't you think he will take care of you and your family.

I try to keep a certain cushion when possible (but then again I don't have 3 children, I'll bet that makes it challenging), and always have a home equity line of credit on my primary residence for times when there's a gap, and it has saved me many times. Are HELOC's available to you there, or must you wait until your legal issues are ironed out?

Would talking to your creditors about your situation and keeping them up to date on your progress help? Perhaps if they know what is going on they can justify being flexible with you.

Good luck and let us know how you are doing. I hope lots of business comes your way, and congratulations on your website - very nicely done. I've always wanted to visit your beautiful country, perhaps some day!

I was brought up to be RESPONSIBLE and had PERFECTIONIST stamped all over me... Early on, in Real Estate, I learned that it's not the end of the world if everything does not get paid on time.  I was not a slacker and therefore learned that I need feel no shame if timing of income is different than outgo.  As long as I worked toward the right goals, it would all work out.  Once the closings come, you can get caught up.

You and your daughters will make it and the world will not fall apart if you cannot pay every single bill on time.  Let Go of the concern, Do the right things each day, and Let God Fill In The BIG HOW.

One thing I've found helpful is, when I do have a closing, I try to get ahead on utilities.  Trying to pay at least three months in advance. It takes some stress out of the leaner times. I also set aside as much as possible for other anticipated expenses (i.e. mortgage, sports fees, school trips,  etc.)  This money goes into a separate account and is used only for those expenses. .

I don't know how old your children are but I'm fortunate that my daughter is now older and earning her own money.  She's now responsible for all her own personal expenses, including her cell phone and, since she can't yet drive, she gives me money for gas.  It has given her a sense for what things cost.

Also, with regard to utilities, I went through all of them with a fine tooth comb and found almost $150/month in savings just by eliminating some extra features.  Things like call waiting/caller ID/call forwarding, which I never used anyway!  Changed my cell phone plan. Changing my cable plan to basic, rather than digital (how many channels can you really watch?)  No one missed any of these features.

Gigi, this won't instantly solve your problem but I'd suggest thinking up a side venture doing something you enjoy for others, for pay. It could also be a nice diversion during times of high stress which we all get in this wack biz.

This is indeed a tough time for me but  God had been faithful. Just like the weather, we need to go through a cycle. It can't all be summer and spring time all year round. In our case here in the Philippines, we need the rains and typhoons so that our rice fields can be irrigated  and we can have water supply for our households. We just had long summer and dry spells. June to August are lean months for real estate sales here in the Philippines. There was continuous flow of income the past ten months and I thought I have it all covered. Then there were relatives needing money and some household repairs to be done in the house where we moved in after separation..... then a substantial sale went awry because the buyer changed terms in his offer; another seller withdrew his condo from the market last minute when I have a buyer waiting for the deal for the past two months. Another client opted to pay next month until the house she is buying is finally vacated by previous owners... so i had to wait.

I had been in this business for a long time and we go through dry seasons many times. I thought i won't be surprised anymore when this happen again, but I just realized now am all alone, no partner to turn to but instead an enemy to deal with. Wish I can elaborate. But then maybe its God's way of reminding me that He is just around the corner. And I know He is just watching.

My kids are still young. I have two sons, 13 and 6 and a daughter, 11. They are my reasons for staying in real estate business so I can  work from home. This is also what I do best. I have no mortgage or rent to worry (thank God) but just monthly bills (phones, internet, utilities) and daily  food expenses.  

Thank you also for all the practical suggestions. Would you believe that I eliminated the car (since I dont drive and I had to have someone to drive for me all the time) for more than a year now, because more than 30% - 40% of my income went to gas and maintenance. It surprised me that I had more closing now than when I had a car and a driver!  Am sure its something you can't do without in the US or for many of my colleagues here. You can be sure the money I saved for gas and maintenance went to worthwhile expenditures. In many ways, I am supporting two households, mine and my brother's. Moving from the province to Manila helped saved lots of travel expenses and also means I have more time for my kids.

Cal, Cathy, you can be sure I tried many sidelines, but I spent more putting in capital for start up than earn from it. I realized if I focus more on my real estate craft, I will earn more. I have so much to improve on and its just a matter time, more closings (big ones, hopefully)  and wise management of time and money, then I will be fine. When finances get  better, I want to hire assistant.Am losing many clients because I cant attend to some of them. This early, my daughter , 11, volunteers to be my 'secretary'! My eldest son is computer geek so maybe later on he can manage my website so i can focus on just making  more sales.

Thank you all for the kind words of encouragement. I felt rejuvenated /energized and i know this financial setback is just temporary.

My daughter began as my assistant at 11.  By all means use her!  Get your son going now on the website!  It is in their best interests to get involved and help Mom out.  My daughter began doing CMA's about a year ago.  Heck, she'd rather do that than mow the lawn to earn her keep!  She knows my market and neighborhoods pretty well to pull comps enter them into my program, and then I adjust accordingly.  Saves me a ton of time.  

She can also pull potential listings for buyers based on requirements/wish list, I narrow down, she maps them out and calls for appointments.  She's teaching my 13 year old son how to do it now.

They also both work on my powerpoint presentations, pull active pending and sold comps for current listings, and know how to run market condition reports from MLS.

Your children may be able to free you up to focus a little more on those clients you're losing!  It'll take a little time but start simple.  They'll learn more rapidly that most adults you may hire!

We need to exercise practical wisdom in coping with the challenges of a downside property market and or a finicky clientele and keeping a budget may be just the thing to help you do that.

This (financial situation)too will past Gigi and know that you are not alone.

We all know that its difficult to make plans when we dont know when or where the next commission or sales will come. Market is also different in the US, as its easy to get mortgage or equity loans there. Credit is also easier in the US than it is in the Philippines. Its really  hard to compare both economy.

Am just making the best of the situation and just trust God that all things works together for good.

My question is left unanswered but I know I gained new friends from this post. God bless you all.
