Do You Advertise New Homes On Your Website?

I know that most home buyers would rather buy a new home and sometimes you loose out to the developer because they go to the new home sales center without you.  I just met some great guys who have created a website for agents to showcase new homes on the agents personal website and keep all the leads.

They charge the developer a fee and the agents get their website for FREE!  The agent gets the leads and can follow them up and contact the developer to register the lead and either get a referral fee just for calling the developer or if they take the buyer to the development they can get all the selling commission.

I been doing that for 5 years now, the way I have it set up is if I get a lead I send it to the builder/developers and it is logged in as my lead and is confirmed in a e mail/fax to me ,and should that turn into a sale then Walla ! it is a sale for me, also I give back a percentage of the commissions (Buyers Rebate) to those buyers as an incentive, this also helps the builder as I am investing in there property in order to help sell them along with there incentives and helps the buyers some get up to several thousands in rebates.

That Buyer may think twice before they give up the buyers rebates and go it alone...and loose it.

is an investment for the long haul when the project starts usually when 85% is sold in most cases, some will give you a piece of the commission upfront since large deposits are put down and another when the contract is signed some are 100k 10 300k down

The best part of this all is you do not even have to be there to earn your commission most if not all builders sales associates write the contract and shows  the property etc, for the most part the agents just go along for the ride  in the golf cart anyway.

You will not see or get a hug or credit from your local MLS most are not on MLS and will not add to your record of sales.

who cares right.

Builders developers will send you the information so you can put the properties on your site yourself, and will welcome you with open arms in this market ( getting paid for leads)

And yes most will go directly to the property as you may know the builder spend Big money in advertising so the general already has seen the these adds billboards/cable tv

You might want to put it on your website too..if you notice there are properties in North Carolina too...no reason you can't make money on those too!  I love what you're doing but why not have it all!

My MlS doesn't give credit for new sales either...but you are right who cares it is just money in my pocket....Ginny
