I know that most home buyers would rather buy a new home and sometimes you loose out to the developer because they go to the new home sales center without you.  I just met some great guys who have created a website for agents to showcase new homes on the agents personal website and keep all the leads.

They charge the developer a fee and the agents get their website for FREE!  The agent gets the leads and can follow them up and contact the developer to register the lead and either get a referral fee just for calling the developer or if they take the buyer to the development they can get all the selling commission.

I get so many commercials in my area that promote you to sell your home buy yourself and go with buyowners.com.

Where does  Buy Owners get all that money for those commercials?  NAR says that less than 10% of homeowners are even successful selling their own home and most sign up with a Realtor.  They also said that most of the For Sale By Owners loose money selling their own home and that if they paid a Realtor they usually pocket more money! 

I am curious if you have all those commercials too and what you think?

When I first got into real estate I was told that you should have your picture on your business card because it is harder for people to throw a card away if it had a picture on it so I have always wondered what picture was the best. I saw Ellen Degenerous's (not sure if I spelled her name right) show where she made fun of Realtor's pictures on their business cards and I just wondered what do you think?

I use to wear a sailor hat and it sure got a lot of attention and people still remember it so I guess it helped but I can't measure how much money it made me. I do notice now that there are a lot more people wearing hats in their pictures and it has certainly become their trademark.

Do you think if you have your dog in your picture like Candice all the people with dogs will buy from you. What if you have a scary dog like a Doberman will it scare business away? Do you think if you have your kids or a baby in it like Cyd everyone with babies will buy from you? My grand kids play hockey...should I have them take a picture with me so I can sell homes to hockey players? How should we dress? Remember the old saying dress for success? What about putting your team behind your sign and raising their arms like Mary Harker who is one of Americas Best Agents for Texas ?....it sure has helped her!

I know that you only have one chance to make a first impression and your card should be a reminder of that first impression so what picture should you use, what should you wear or should you have a cartoon on your business card or no picture at all, should women show cleavage or maybe you should have a full body picture instead of a headshot...what is your opinion?

 

 

 

I am always looking for ways to get more business plus I am always looking for more ways to help my agents at www.americasbestagents.com and I was wondering what you think it is worth to you to get more business?

I use to be on www.e-agent.com and paid close to $1000 a month but I got about 20 leads a month and some of them were really great...but the leads quit coming in so I stopped it.  I also tried out www.clicksmart.com and paid $500 monthly for the 3rd spot but got no leads, at least no good leads.  I also paid $150 a month which has been reduced to $99/monthly with www.housevalues.com The only reason I keep it is because it sends out new MLS listings to my 650 buyers as soon as the listings are listed. It is all sent automatically, I do nothing and my buyers think I am working so hard and if they buy they buy from me...it has worked pretty good so far. I have tried lots of things and wasted a lot of money so that is why I put www.americasbestagents.com  together. (I know where the money is going and how it is spent)  I only charge $99 a year to be one of America's Best Agents and I wanted to raise the price to $150/monthly to be able to get more great buyer and seller leads for my agents.  It costs a lot of money to keep our name out there and I thought if I charged more money I could almost guarantee more leads.

You do have to qualify to be one of America's Best agents and now for the $99 a year I give exclusive territories, press releases, Free websites,our logo to put on their websites and all print advertising and the great networking we all have to give each other referrals.  But I want to give more but I have to charge more money. I am not making any money now but that is not what is important to me....I just like to help agents succeed and I love marketing and the internet. Plus I believe that the real secret to life is to help others. I get so excited when one of my agents sells a home or gets a listing.

I think branding yourself as the best agent in your town gives a lot of buyers and sellers confidence that they have chosen the right agent. But I think I can help my agents even more. I am working on commercials and jingles and print advertising to promote all of us but it costs a lot of money.  I love helping everyone but my husband says I cann't give the house away because now it is costing us money to run this business so I wanted your opinion do you think that agents would pay $150 a month to get more leads to get more business? Do you think it is important to get my agents more leads and recognition? 

I always look at it and compare it to an ad in the newspaper $150 a month isn't much.  A full page one time ad in the news paper or a magazine can be anywhere from $2000-10,000 and I hardly get any leads when I put money in print advertising. Plus TV advertising is so expensive.

I have so many great ideas I want to do but I would have to charge more money. How much would you pay if you could get 8-10 more listings or sales a year?.....Ginny

 

I live close to the beach in Naples Florida and even though business isn't like it was in 2005 we are still making sales.  The National Association of Realtors said that if 10% of the homes are for sale in any market that is normal.  We have 6500 residences and only 305 on the market....less than 5%!

Our market appreciated 38% two years in a row...that was way too much and we needed a slow down. Now we are back to normal there is no more appreciation for now but in a couple of years it will be back to 10% a year which is normal....but that is only my prediction. Now is the time to buy if you want a great life style close to the beach with 2 private beach restaurants, lots of fun and friendly people.

I am making lots of sales but I have to work harder because of the media and all their gloom and doom they are making my buyers bottom fishers and it takes me time to convince them that if they want to live where I live they have to pay the price....the price has gone down since last year but that won't be for long.  If they want to bottom fish they have to go at least 30 minutes from the beach and I can get them new homes at bottom fisher prices...but no 2 miles of great sandy beaches, a private spa, tennis courts, private golf courses,the Famous Phil Harmonic and World Class Shopping within walking distance...but I can find them a home that would only cost $400,000 that would cost $2 Million were I live.

I agree with Phil that the real estate market is different in different areas but the media says the gloom and doom is everywhere and that is just a bunch of you know what!

Last week I thought I would try the Craig's list feature in Point2.  I put up 5 of my listings and have already had 2 buyer calls and one is coming in next week to maybe buy one of my listings...but for sure he is a buyer because I checked him out.

I know I put a listing up once on Craig's list myself for a rental and a phony guy sent me a cashier's check for too much money and I knew something was wrong when he wanted me to send him money back. The check was no good and if I sent him the extra money he sent me...it would have been money out of my pocket so I know you have to be extra careful.

Just wondering if anyone has had a great experience with Craig's list? Point2 has made it easy to put our listings up and make them look great!

Yesterday a Point2 agent saw my website on Point2 and called me to give me a referral! That is what is really neat to keep those referrals coming and to make sales and money together! So please send me more referrals and I will send you a check when we make the sale!

I heard that that the more times you list yourself and your website on other websites the more traffic you will get to your website is that true? If so what are the best websites to put your listings on?

So far I found these websites to put my listings on:

I am tired of the gloom and doom and the fact that most Realtors are regarded as used car salesman!

I want to change that now and create a new website that top point 2 agents can use to promote themselves and their listings.  I think it needs to be World Wide because I know more Europeans are buying more properties because of the low value of the dollar.  I thought of this idea when writing another blog and got a lot of attention and a lot of super great agents who want to help me. I started something that is very ugly now because it is just on a standard point2 website  http://ginnylee3.point2agent.com/ I didn't want to do anymore until I got Point2's blessings because I don't want to compete with their agent referral system.

My goal is to have a World Class website...maybe the slogan could be "World Class Agents Selling World Class Properties" I own the domain name www.Worldcalssagents.net so that might be perfect. If you have any ideas and want to be a part of this website...let me know because it could  be a win win for all of us! I would like all the agents to have point2 agent websites so we can see how many leads and listings and sales we get from the new website.   My other website http://www.americasbestagents.com/ isn't doing as good as before because of all the gloom and doom in America so I think we need a more worldly reach.

I want this to be a win win for all of us so if you want to be a part of this new idea and want to help let me know but I am not doing anything until I hear back from Point2 because I don't want to waste anyone's time.
