I have a letter I mail them. I have a 2 out of 10 response/list rate.  Most call me, I tell them my marketing plan and email it to them then I go list. Most already know if they are overpriced and if they won't lower then I tell them I can't help them but when they decide to lower the price I would be happy to help them. I've only had 1 not lower the price right then and there. I have worked expired over 2 years now and I am getting referrals from them also. I do a mailing once a week of all the expired in my area. I haven't done this in over a month now because I've been busy but I am going to start back this week..

Best method as everyone in my area is mailing to expireds is to go and knock on there door. Tell them you know there listing has expired and would like to evaluate with them why there home did not sell. If you expand on this conversation most will agree. But remember set an appointment do not do this on the initial door knock. And be honest with them, If it is priced right and there agent is doing everything right I always recommend they stay with there agent. If they sign with me they will expect more and if there current agent is doing everything possible then this will become your next nightmare listing....
