Bad Agent, Why use them?

Recently, as most of you know I have had dealings with a difficult agent.  In the end the Seller called me to give me his fax so he could get the Counter Offer, sign it, and fax it back so we could get to the binding stage.  When the seller called me he was interested in closing the deal as much as my Buyer.  Why use an agent that is Challenged?  Challenged with procedures?  Challenged with the legality of the situtation?  Challenged with personality issues? 
I just don't understand when there are so many agents to choose from you would use an agent that is not related to you, why this could happen.

My niche being mostly expireds and FSBOs I see things daily that make me question what made the seller choose this agent in the first place. I am dumbfounded by some of the things I have seen. Completely mortified in other cases.

I could write a book in this thread. No, really, a book the size of the dictionary. Maybe call it "Seller's Bible - A Case Study" LOL

I would be concerned in your case Gloria if I was crossing over some boundary - or at least the possibility of being "accused" of doing so. I don't have enough details about this situation. But I would say that is a darn shame and that agent shouldn't be called an agent. It sounds as though a compentency hearing is in order for that agent!

IF it ever gets to closing it is because the agent on the other side is doing everything. And to make it worse, the broker is ok with this because his agent is free to go on to the next deal. Hard to believe. I guess they are considered "extremely limited full service". An oxymoron, evidenced by the moron.
