Only one owner signing Counter

This is too funny!.  Last week I had an agent signing for the client.  This week I have submitted an offer and the agent called to let me know that the counter will only be signed by one of the owners as she is out of town.

What in the world is going on?  What classes did these agents miss?  This will not be binding.  I gave them two days to respond.  Again, why can't these people find a fax when they are in the USA?  I'm in GA, is anyone else having these problems in other States?  I don't get it.

I had a similar situation over a deeded parking space.  The couple had divorced and the wife had moved to Rome. The space was still deeded in both names so the agent had to wrangle the two signatures in order for contract to be valid. Luckily, the attorney had them both sign POA'a in addition to the contract so the closing went off without a hitch. Good luck!

You are getting an education, OJT, and when you decide to go out on your own and broker your own office you will be ready. Experience is a great teacher. And, they just aren't making people like they use to. One good thing, if there are any more offers they won't be binding either, look on the bright side, lol.

I've had the same stuff in the past and I just tell them go to a hotel and fax it there.

Wow! You are really on a roll aren't you? If a seller can't be reached for any period of time they should arrange for a POA, though I suspect that it's more of an inconvenience than an impossibility for this seller to sign. As you said, it's just not that difficult to find a fax machine.

Tell the agent you'll have your buyer sign it once it has been properly executed by the seller, provided they haven't purchased something else in the mean time.

They could try http://callwave.com for Free then $7.95 per month.

I even fax things to myself so they are converted to PDF and I can forward to attorneys, buyers, sellers etc.

p.s. - Then, that agent left their broker, and interviewed in MY OFFICE!!  My broker heard about that - so she did not hire that agent.

In CA it is legal to sell a property with only 1 seller signature.  But problems can pop up down the line so not a policy we like to follow.

Well in fact he had contacted the sister of the property who forged all the paper work and sing off and the property closed......

Well the real owner who lived in Florida for many years and who purchased the property many years ago decided to come to Georgia to at least view her LAND she had purchase.....

The owner had a very hard time locating her LAND and thought she was mistaken when she saw a new subdivision located on her LAND...

This could not be!! so she hired a lawyer to investigate what sen saw and wanted to make sure what she was seeing was correct that there was a new subdivision on her property..........

Well turns out she was right a builder did in fact build a entire subdivision on her property....

The investigation into this turn up this.

The seller of the property turn out to be Her other sister who lived in Georgia and the builder contacted her by mistake, the sister took up her other sister identify and forged all the paperwork back then, and the deal was a done deal....

After all things said the sister went to jail and the real owner of the property( her Sister) settled.

Barney Fletcher Real Estate school still uses this example to teach there students to make you know who you are dealing with..

So for those who may want to even think to ink a persons name on a document may think twice, Ya think.

I went to the Barney Fletcher school but I don't remember that story.  I need to submit some of my stories.  Obviously, these RE agents did not go to any school.
