Send them to my website

I have been getting a great deal of agents sending their clients to my website to sign up for the Mls Listings.  While I find this flattering, I still wonder.  Why wouldn't a client question their agent and find out why they don't have a great website?  Common sense has flown the coup.

 I call my leads and they have told me that their agents sent them to my website.  What do you say?  You are banned?  I am at a loss as what to do and say.

I would think these agent's clients would wonder about that.   I have no idea what to do about this except to think that when these clients  need an agent in the future they might come back to my site.?!

Have you signed something making this other agent your agent?

Are you happy with their service?

(refer back to their agent if they signed, or if they like them, or if it sounds like the agent is doing a good job)

Otherwise.... fair game?  

Remember what goes around comes around and use good professional judgment...

I like to support other agents, but not when people are getting bad service...

I agree with Dan.  By entering their information on your website they are giving you permission to solicit them as a client.  With the agent suggesting they use your website, obviously the agent doesn't care if you solicit them as clients.  I'd drip them to death, find out what they are looking for and set up an MLS auto-search if your MLS has that capability.  Their agent is a lazy one so you could beat them to the punch.  Be sure you keep meticulous records on the date they created their registration on your site and keep a record of your conversation with them in your files just in case someone gets bent out of shape.

I've had that happen to me too...called the woman and she was asking me about a house (hand shake) and in the conversation she told me that she's already working with a realtor.  I did my dance but she was going to continue working with her anyway.  She liked my site vs realtor.com or the other agents sight because of the extra pictures and information.   The good side of it is that she got there naturally and is one of many, I'm sure, that are helping my natural rankings.  :)

The ones that irk me are agents outside of my immediate area who will travel to show homes and use my website for information and listings.  I even had one ask me to send her the relocation package I give out.  Now, her, I told I would gladly give her a referral fee but she said no, she'll handle the customer.  So I politely explained then she should do the rest of her job and contact the chamber of commerce and get the materials. Let them pay the postage!

There is a good side and bad side to the handshake...as with most things.
