How do you balance everything?

By: Gloria Losie

I have been extremely busy with 2 buyers, 2 closes, 1 Lease/Purchase, and, a new listing.  When I am this busy I don't have time to work on my website, cultivate my leads, and start making new calls.  Am I the only one that has trouble with this?  My mind is so tied up with the details of each deal.  I feel guilty when I look at my website and realize I need to update and change things.  Also, I try to read a little of Relib each day and am amazed at the content.  So many great ideas and from people who I know are burning the candles at both ends. Could everyone just be a little bit like me and not have everything together all the time?

Gloria Thanks !!!!

Burn the candle at both ends?

I use a platoon of other agents in all of  Florida and Georgia border to border to take up the slack mostly resales and split 1/2  of a pie,1/2 is better then Nada and they do most of the work, as you know anything I get  your way is yours.

I focus strictly focus my commercial and new homes I just sold  anew home and financing was a walk in the park with a 100% loan from Wachovia closes this Friday.

I find that the new homes out pace the resales 2 to 1 since the builders are taking a bath now and with deep discounts, they are selling but not setting the world on fire some are 30 40 50 60 grand off how can a buyer refuse it, not to mention the agent bonuses and higher % being offered.

Have you thought to partner up with someone?

and to answer your question yes, right now I am covered up and have do not have it together I  have running back and fourth to Marietta and Dalton these past 3 weeks

The condos sales are in a black hole( Florida) for sales, some new high rise projects have cancelled, it seems as Atlanta downtown is holding its own they have about 6,000 condos  in inventory and still building heck Trump is doing one!! I am sure you have seen the cranes.

Here is a a little information 20 percent of the Realtors have not renewed there  board dues at the  Orlando Board Of realtors, this news is from the top, I got is just last week...

Ok got to go now:)

Being in business for yourself is a 24-7 proposition. Partnering up will help, but it also means splitting the pie.

The drip email that P2 has keeps me in contact with my buyers and sellers being cultivated. I also send out any new listings, price changes, sale pendings and closed sales as a mass email to my whole base of prospects- that way they can see that I'm selling/listing homes and not sitting on my butt. It also brings them back to my website to see 'what is new and interesting'. I also blog about all of this also to get new prospects.

Do the best you can and don't feel guilty. As long as you do your best at the end of the day and your making money that is all that counts!

I basically try not to think about it. I do what I can, the rest .... well, the rest has got to wait. Some days I have time to work on my site and be here on Relib, other days I don't. I used to stress out about it but no longer do that ... why should I? Busy means good! So enjoy being busy and try to prioritise ... it doesn't all have to be done at once. I'd say first do what brings you the first paycheck and then work on the things that will bring money in later. And don't forget to breath in between and relax a little!

I once worked in a small business - it was a temp agency.  The saying when we got really busy was "work the money that's closest first," meaning that prioritize according what would bring us the biggest money the fastest and then work on the little/later money stuff.  Still works.  If you find that you are truly always too busy to work on the little/later stuff, it's probably time to consider an assistant, partner or coordinator.

I'm thinking Assistant Dee, you are too funny.  I need to learn not to stress about it and be grateful for what I have.

Thanks Bee!!!

"Work the money thats closest first" is great advice.  Also, remember to take atleast an hour a day to prospect/call clients/ask for referrals.  Make yourself stay busy!!!!

Local or Virtual (or combination of both) Assistant is the answer.  I did a spot check of 16 listings in my neighborhood on Realtor sites, finding 50% were expired, withdrawn or sold or had changed prices, but displaying as ACTIVE / or with old price.  We all have the same problem.  We're so busy - we can't get everything done By Ourselves.

(See the VA message on Relib today too.)

I agree with Bee "Work the money thats closest first"  I have 2 young kids and sometimes I get so slammed between their demands and work I don't get time to work on my website. I love my PDA blackberry..when I take them to classes I finish responding to my emails, drip mail keep me in touch with my clients. Our MLS has automated email system which you can setup to send out emails to the clients whenever a home that meets that criteria come up or changes.

Try your best to use technology and assistances is also a great idea!

I have one suggestion for you!  It's a fantastic book I was given by my Real Estate Coach, and it explains quite simply why small businesses fail and how to mkae the succeed.  Many of us realtors are realtors becasue we like the business within a business platform.  We are accountable to ourselves, so if we fail, we need only to look in the mirror to find the problem, but also the soloution.  This book helped me understand the different components I have within myself to make this small business / entropreneurial venture of real estate work.  I knew most of it already, but I didn't know how to express it or digest the vast information well.  I now have a great understanding that i am not just an entropreneur, I am more a technician, then an entropreneur, and also a manger.  Learn to master how to work on your business and it'll help you be more effective in your business, and also have a fine personal life and NOT be a statistic where a successful business has meant a failed relationship with family.  You don't need more time, those who are making millions have the same 24 hours in a day as you and me.  They are using it more effectively!  Anyone who is devoted to having a successful business and personal life, I suggest you read this book.  Here are some quotes I use to help me improve my personal development.

The way your real estate business is functioning today is exactly how you designed it to function.  ------ one translation (there are many) is, if it's not working the way you want it to, then you need to change the design.

It's easier to change the design og your real estate business first, then let the system design work to change your behavior, than it is to change your behavior first  -----  one translation (again there are many)  - If you are going to go on a diet, it's easier to have a planned, structured diet to help you change your eating behavior thna it is to merely change your eating behavior (I'm on a new diet, that's why I use that one! :) )

And finally, It's easier to blame brokers, the economy, interest rates, the market, (your perceived barrier here), than it is to blame your own philosophy.  ----- one translation (again, everyone has there own)  There are many agents in the SAME market as me and they thave more time with family and do more transactions, ... how are they doing it?  And why am I not?

I just came back from a Hobbs Herder Marketting Seminar and these are some of the gems I picked out of it.

The book is The "E-Myth Revisited" by Gerber, and if you find your outlook on things to be dim and bleak, I'd suggest you read "Hard Optimism" by Pritchett.

I wish you all a successful year in 2008, and what I am going to remember this year is that life is 10% what happens to me and 90% how I react to it, I plan to react well.  :)

Thanks for reading my ramblings, it was probably more for my personal benefit gettting it out in words to myself than anything else!  But hay, I'm happy and ready to make 08, my best so far.

Patrick

PS.. Really, READ THE BOOK!
