After posting to Mary's blog I thought I would write my own.  I called an agent the other day to show his listing that was advertised on MLS with his name and phone #.  He told me he didn't have a listing in that area.  I was confused as I was looking at the MLS sheet and making appointments.  I told him I would call his Broker.  The Broker said Yes, this was in fact his listing.  I didn't bother to call him back and passed it up.  His Broker told me that he had over 60 listings and probably couldn't keep track of all his listings.  What a great Broker.

Wow!!!! How would you like to be the owner and hear that kind of info from your agent?  How do these agents get these listings? 
I always encourage my clients to call me and see if I don't pick up the phone by the second ring or return their call within the hour.  What does this agent say when he is trying to get the listing???? Maybe it would go something like this...  Mr/Mrs. Homeowner, I won't be available for calls on your property, I might not even remember your home address, I will list it on MLS and the Selling agent will have to do all of the work.  I won't put your home phone # on the MLS so they could set the appointment up with you, it will just have to be the luck of the draw.  If I am available to take the call and if I can remember any details about your property I will gladly give it.  Otherwise, I just like to list properties so everyone can see my signs.

Oh Gloria, You will be amazed how some agents treat their listings. I really don't get it either- they are doing alot of disservice to thier seller. If you have that many listings why not use showing serivce for th showing appointments... GO figure

It's like the media, we believe what we hear and don't do the research. Most homeowners are innocent people that have no idea how the business really works.  I have been looking in FL for a home and the agents don't call back.  Service has always been my top priority for my clients and call backs are important.  You never know when that one call will be the Buyer.

I used to do couple FSBO listings (with a smaller scope of services offer) alongside with my  regular listings and I did have one rule ... The minute I couldn't right away connect the correct seller's name with correct property, I wouldn't take any more listings. I always wanted to make sure that if a client calls me, I know right away who I'm talking to and what we're talking about. At that point it kept me around 20 - 25 listings maximum. But I truly don't understand why would any seller want to list a home with someone who has THAT MANY listings on his/her own. How can the agent serve the clients' best interests trying to sell so many homes at the same time (if they are even trying?).

I would love to have 60 of them x $299 plus a charge to fill out the contract etc could add up to a nice piece of change for the  agent and a big savings for the homeowner.

No wonder why the agent mention above can not remember if he/she has that listing, unless the home owner calls the agent, after all the agents phone number is not on the sign, and they would never know and most likely forgot about it until the owner call.

One of the problems is that the same builder in the next phaze has standing inventory and has enormous deep discounts on new homes.

I believe once the new inventory starts to decline then the resales should start moving again and in certain markets around the country that has already started to happen, but FL has a ways to go.

I have 3 builders that just raised there homes 10K higher now that's in metro Atlanta..we are getting halfbacks moving in..  for those who may not know what a Halfback is, it is a northerner snowbird who is moving halfway back, out of Florida, but not all the way back home up north were they are original hail from..Hey I don't make this stuff up ha ha

Florida's market is still flatter then a pancake.. many High rise projects are in foreclosure now, and with planned large projects  now on hold because of the funding has been pulled, I  had two of them.. and with Hurricane Season just a little more then 2 months away will not help either, just one more thing to look forward to......

One other thing is the Investor market is rolling right along gobbling up whatever they can.

That is all you get, all you pay for. They advertise on the FSBO web sites. I am not sure if this occured in all markets last year, but in Texas they had to pass a rule that you could no longer list in MLS and then have the buyers agent go straight to the seller with the contract because of this type of marketing. Now, if you list it on MLS, you have to take the contract and present it to the seller. They changed the wording so that if you are representing a seller, there were obligations you must fulfill. It did help. I dont see as many in our area as I once did.
