I have had my share of dysfunctional sellers and buyers, but the last three for the first time in 20 years of practicing real estate, have made feel, just for a second or two, that I do not want to do this anymore!

 

Had a buyer, worked 3 months, found a fsbo, negotiated contract, contract accepted, inspection was done, repairs done, repairs re-inspected, inspection period up, closing in a week.  Buyer decided to take some friends over to see home without telling me. Buyer calls and tells me her friends were saying that there were things wrong with the home's backyrad that the inspector did not write up; I told Buyer that the inspection period was over, and that I which her friends were there when the inspection was done.  Buyer told she wanted me to discuss the issue with her friends.  I told her they were not part of the contract and that I cannot discuss the contract with them.  I told the Buyer that although the inspection period was over, she should call the inspector back, and if it was his professional opinion that there was something wrong, I will certainly talk to Owner about it, but that at this point if the Owner refused to resolve the issue she was still under contract and will probably lose the earnest money if she backed-out of the contract.  The inspector went back and told the Buyer that in his professional opinion the friends were wrong, and that there is nothing wrong with the backyard other than cosmetics – she was furious with the inspector, she wanted the inspector to write up what she was told by her friends – I tried, and tried, and tried, for her to tell me exactly what she wanted the Owner to do – she could not tell me exactly, all she kept saying is that the yard had a problem and that the owner will not fix it!  I finally told the Buyer - when you know what you want the owner to do, call me, so that I can talk to the owner about it -.  

Well, the next morning went I got to the office, I went to see the mortgage consultant in our office, and there was the Buyer, she would not even say Hi! – and then the mortgage consultant called me and gave me a letter from her canceling the contract and the financing!   What worries me is that I felt and still feel … happy about losing this sale!

The previous two:  One of the them had a tantrum at the closing table with the attorney, she wanted the attorney to give her the check for her to go and pay-off the mortgage herself – she told the attorney that it was her money and he did not have a right to it, that she did not trust him to pay-off her mortgage – the attorney got up from the table and told me to handle my client – after tears and big show, she agree – but she stood over the attorney’s shoulder while he was wiring the money to her mortgage account!

The other one: Listed and sold his home in two weeks for a profit, found him another home, negotiated a great price and cc – during the whole process he was not happy that I sold his home so fast, every body was making money off of him,  - and this after I gave him a break on my side of the commission for him to get more money at closing – he was not happy that the Buyer wanted the home at closing, he was not happy that he could not move into the other home 3 days before closing, he was not happy that he had to start paying on his new VA loan 30 days after closing, on and on, and on – and every other day he kept telling me, - I am not doing this, I am not closing, bla, bla, bla, - then the next day he will call me happy as a dog with four tails! –

After moving into the new home, he called me over and over because the phone company had not connected the phone – I found out he requested the transfer of the service 4 days after he moved into the home!  - The last call I received from him about 10 days after he moved in – Hey there is something very wrong with this house!  I was using the computer and everything went blank!  -  I thought to myself, yes, blank indeed – and never returned the call! Should I place these people on my follow up list of clients?  or better, What Do You Think I Could Have Done Better in these situations?

In the last few years I find myself observing other people behavior quite often.  It is a big change from when I was... younger? - Used to be that I could not chut up, talked all the time, and had little time for what others were saying or doing - very, very annoying I was! - Well, time, training and personal assessments changed that for the better, or almost?

I had an appointment to show a home the other day, due to poor planning I ended up with very little time to grab something to eat and go and meet my client.  I decided to stop at a fast food place.

Took a look at the driving-in, and there were over 10 cars waiting, so, I went inside thinking it will be faster.  There were four people on line.  Two of them were looking up the big, bright menus up there, as it should be done, and by the time they hit the counter they knew exactly what they wanted – my kind of people.  The third one had a argument about what her husband should or should not eat - which I can understand the wife wanting to keep her husband's health for the time been, she probably needed him to drive her back.

Ahh.. But the fourth couple on line..... They spend the 10 minutes in line hugging, touching, and saying sweet things to each other ears or heads all in a very fast, swift moves.  Observing them, here are my thoughts:

a) They are absolutely are not married.
b) They just got married
c) They are cheating on each other's partners
d) they should go directly to a hotel and forget about eating - do it later

Not once did they look at the menu board, wasting precious time, according to me! I was like; hey do you know what you are going to order when you get up there?

When they finally got to the counter, they settle in a slow motion, I mean, they both look up the board turning the head up and down very, very slowly, and looking in each other eyes searching for the right food to eat, they were examining the big, bright menu and asked all kind of questions and inquired about items all of us know are not available at fast food places, such as organic salad dressing!  Just as if they were ordering from a la-carte menu, or at least that is what the look at on the girl on the counter was saying.   

Come on people!  Order the hamburger, the fries and the soda and let me be on my merry way to sale a house!  Don't you see a well dressed Realtor, with an official badge and a crazy look standing in back of you?

Hi, I really will appreciate any suggestions!  I listed a home -

The number on the home is 5702 -
No other home in that street has a 57 in front of it - All homes in that street are 55 through 56 -

I checked the county tax records the home is under 5608 - the owner name and legal description are correct.
 - even the county engineering maps shows the home lot to be 5608 -

The owner told me he tried to fix it at the county level and could not do so.  He has been living in the home for 16 years - and receiving his mail as 5702.

I checked his  warranty deed - it has 5702, with the same legal description as the county has, checked previous owner warranty deed - it shows 5702 with same legal.


I checked the address 5608 on the us post office website and it comes back with: -  this address is non-deliverable - but the 5702 is -

Now the home is under contract and the Buyer is asking this to be corrected -

Does anyone knows how the post office records addresses?

Any suggestions?

 

 

 

 

When I saw the Point2 featured website http://www.casuallyclassy.com/  I really, really like the simplicity of it.  Point2 told me that a virtual assistant from their preferred vendors did the work.  Has anyone used a virtual assistant?  Do you think it is a good idea to incur the cost of customizing?

When you are able find the perfect home, but not the perfect yard - on the MLS or FSBO's - will it be productive to check the homes in the targeted area and ask if they want to sell?  I was introduced to this idea in a Seminar I attended.  Has anyone done this before?

I have been able to find  the "home" for the buyer, but not the yard! - he is very set on a level, no creeks, no drainage pipes yard, and there are not that many homes for sale in his price range (under 200K) in the area he wants to buy.  I am at the point of thinking I going to have to get a big sign and place myself on the corner of the school he wants his daughter to attend, to get him that house!

Any ideas?
