Handshake approvals

I know the Parkers did a post about accepting handshakes from other areas, my question is about blanket approvals. Here are my thoughts and what and why I do it.

I am selective about approvals because those listings will be displayed on my website and I want my visitors to see a very nice selection of "featured" listings. Now don't get me wrong, I'm not looking for only the finest listings, I think I have 60+ agents approved and show about 150 listings on my site (by the way, only from the greater Charleston area, not all over the state and elsewhere).

My criteria is that unless it is new construction, it has to have at least 5 pictures and the more the better. They need to be priced, not left blank (you wouldn't believe it). Decent descriptions and NO contact information (you'd think with mls rules, some agents at Point2 would know better than to try but they do).  

I am set up to approve all new listings and I watch the emails that come every morning to make sure that I want to include any new listings. I understand I'm not showing it all but you can search the mls if you want to see everything, these are my featured listings. And by the way, wasn't that a great idea of Point2 to have handshake in the first place.

My question for discussion: do you just approve everything and if so, have you looked at your own featured listings to see what the public sees?

If they do not complete the handshake at their end within a reasonable amount of time I send them a more stern and definitive email (this practice is on I have just recently implemented to weed out those that are attempting to abuse the system.) In that email I let them know what they have one week to take care of the issue or we and all our team members will begin blocking their listings.

I believe this is the only way to weed out the dishonest people who are abusing the system. It can have a negative affect on "stickiness" of my site as their will be less content for visitors to view.

But I don't limit the listings to those just in my area because I am marketing to a far to broad of an audience to only have listings in my area show up. Those that visit and leave their contact information for me and are not looking to purchase a home in my area I simply refer them out to an agent in that area. Therefore creating an almost passive income.

And that is why I approve those agents whose sites look good to me and who provide rich listings with lots of pictures and ignore the others. I don't have time to save the world, I just want nice listings to showcase on my website, if I miss a couple, so be it.

I'll advertise listings in my tri-county area, and that's it. I'm not advertising every listing across the state, and certainly NOT across state lines. I licensed in only one state.

Of course the only handshakes I get are those in the tri-county area that I advertise in.  I approve everyone on hanshakes - most don't have listings when they first appear.  I don't have time to monitor every listing that comes across as a handshake on my website.  I will check the listings from time to time, and leave them up so long as there's a price, there's no contact information in the descriptions, it has at least one picture (if they don't want to put more pictures, their listing loses out!) and it otherwise conforms to advertising requirements.  If they do violate my basic rules, I weed the individual listings out - maybe that agent will do better next time.

Karen, I have seen very sloppy looking listings in my area and as I've looked around the country at other Point2 sites and I like to "look good" to my visitors. I just visited your site and was surprised that I would have to register to see "your" listings, cmon.

I don't really understand how it all works, but am trying, so anyone that has listings by Palm Springs, Ca, or the Colorado River area of CA would be welcome.  I have 5 different sites and it takes a ton of time to input all the listings everywhere.
