Do you follow up with your leads

I recently received an email from a prospect: "Thank you for the fast reply. Originally I contacted three realty agents and you have been the only one to contact me. I have made it my point to be loyal to you."

Considering the current real estate market conditions, you can only wonder what agents are too busy doing that they can't or don't bother to follow up.

Are you following up when you are contacted.

A cool guy from NY who read one of my blogs on another site sent me an e-mail, and I picked up on my BBerry . . . asked a question, left a phone number.

Well, I knew the answer to the question so I hit the number and buzzed him.

He literally giggled! "OMG, already?" Then I started giggling, and we were both giggling. I told him "Well, you guys in NY want stuff fast, right? Well I'm from L.A. and so do I so here I am!"

Anyway, he's a radiologist and being transferred to our area. We're gonna have a lot of fun working together.

Candice, you make a great point, it isn't just responding, it's the speed of your response. And how well you can flirt :)

I believe agents are being evaluated by the real estate consumer and a typical searcher will contact 3 or 5 or more websites for additional information. If you respond quickly and with helpful information, it will enhance your chances of being selected.

I've heard it more than once from clients.

I have had the same experience.  I think that some agents are now part-time and not working this business like they used to.  My clients get immediate attention.  I have had to handle both sides on two of my recent closings.  The attention to detail is just not there.

I received a phone call once at 12:00AM.  The guy called from Los Angeles, not realizing the 3 hour time difference.  I still answered the phone and he was really appreciative of that.  He was transferring to our area and he was browsing my site at that time.

We've got an agent in our office that has said (on more than one occasion), "I check my email almost every week"

Ahem.... try checking it multiple times a day.

If I have not received a call from them,

I call the agents and ask how the showing went, some say Huh!

I have to remind them which home they went  in,, and I can tell ya some do not have a clue how I knew they were in the home,,,.... ha ha some of the comments are really funny spit and sputtering along the way...:)

So maybe they will start calling from now on..:)

It's been the short sale from hell, but it's finally approved by the lender and in escrow. But I never count a commission until I'm in line at the bank, check in hand.  This one has a high potential for imploding.

Yes, it's true you might have to contact more of them per deal that closes - as compared to sign calls, but...

You have to WORK THOSE LEADS if you want THE LEADS TO WORK for you!

It's funny how things work and what you have to follow up. Three years ago I sold my grand-daughter's great aunt & uncle a home. The kept their first home to later sell to her son. They called around this time last year I listed the house in January of this year and it was gone by April. I sold them another home and just called in September or so to see how they were doing.

A couple weeks later his mother called to see if I would list a home she needed to sell but she had to check with her sister and brother. Didn't hear back from her so I called the couple I had sold and resold to. All of a sudden I get a call from her son stating he wants to sell the home he bought from his mom. He said he had called another agent before me but the agent never called back or no-showed. His mom said why didn't you call Rochelle?

When I asked him why hadn't called me in the first place he indicated he forgot I sold real estate (hadn't seen him since July). We all need to do a better job of keeping track of people we know as well as following up on our leads. It's our business and livelihood to make a long story short!

Howard, I call them within 5 minutes if they leave their number. If not they are followed up with an email. It cost too much to generate not to utilize the information. The worst they can say is NO. I had that before I called.

He emailed me and within minutes, I was on the phone with him, he was very impressed and promised loyalty to me, not only from himself, but his family members who are moving here also, all before Christmas.

I also set up an auto notification with my local MLS if they complete a listing notifier from my web site. Fill the pipeline, keep it full.

Because of the way that my company is set up, 99% of my leads are from the web.  We are set up so that I am held accountable for getting back to the lead within 24 hours, either via email or telephone call.  If it is a reasonable time of day, when I have been texted that I have a lead, I call them immediately, usually within 1/2 hour.  Otherwise I email immediately and let them know I will be calling the next day.

This helps me identify who the serious leads are and who the "browsers" are right away.  Most people will say they are just "browing," even when they might be serious, but either way it is a very high percentage of people who go with the first agent they SPEAK to.
