Lets not loose site on how the market conditions have changed over the past year and a half and why, and hope that 2008  Puts "ALL" the Stanley Johnson's back on track this year ! and make it a great year for all of Us.

Unfortunately, we have talked to many 'Stanleys' over the last year who used their home equity to pay for all their toys... then they wonder why they can't sell their home for what they owe on it.  Their 'equity' is sitting in the driveway or is floating in a marina, etc.  [sigh]

Yup the Johnson's have a very large family a few million family members at least, hopefully they have the same New Year resolutions ! and get back on track in 08.

It would be nice to see a newer version of the Johnson family to see how they are doing today and see if they are still in debt up into there eyeballs.

Going from 07 to 08 is just a number, predictions are just that predictions, as we all know in real life the real estate market will come back as it always have in the past corrections it will take some time for this one to turn back around because of the Johnson situations do not clear up overnight.

Those of us that have been in this game for a while know this, those who just got in this business it is part of your learning experience that the real estate schools do not offer "Real Life Experiences" in and forgot to tell you, remember they did not promise us a Rose Garden and there classes are empty now.

Lets just hang tight,  this to shall come to past ...

But homes are still selling and people are getting mortgages.

I would encourage  taking on commercial properties to help fill the gap you will be glad you did !! commercial is strong....

But make sure you have a mentor or training before you go into that world. (Not you Gumba, I know you know how!)  :)

I agree, but if agents would just start out with free standing buildings without cap cost or phase one etc, they sell just like homes do but for more  moola as you know, just keep it simple for starters it would help them through the this market ya think? commercial overcomes the financial residential mortgage market squeeze

look at http://AbbeySelfStorage.com the storage part had a cap cost 12%, but the metal  building was a free bird and I had sold the entire property but bought the storage part and split the property in half before it closed during the deal, it closed late Nov 07

Now  that metal building closes again for a second time Jan 4th !!! to a national company..

I had heard that some brokers tell there agents that they can not do commercial sales, now that is scary coming from a broker, sales license have no restrictions on them, at least mine don't..

If some agents do not spread there wings in this type of market, then for sure there wings will get "Clipped" and fall...

Just an opinion to help out agents that are struggling in today's market.

My agents not only CAN do commercial, I encourage them too -- BUT I supervise.
