Just found this and not sure if many know about it, I set up my self as a client first to see what was being sent out to my clients.. I loved it. so all my clients are getting it now...

I have been looking page after page, for a good call capture.

what we are looking for is a number that we can post on everything and then they have the choice to press one for me, or 2 for my wife... and possibly 3 to hear infomation about our listings, and then in the listing menu, they can again choose 1,2,3... depending on the listing.

 does anyone have any good suggestions where one could find something like this, perferably a 800 number.

also anyone have any good call capture programs they use, for a good price. incase we cant find what we really want....

Try this one on for size... have  couple that will not sell and buy a home till the just right home comes along... about 1 1/2 months ago it came! it is  1982 house on an acre sharing a pond with the neighbor, swimming pool, extra 2 story work shed (if it had water it would be a second house) and a extra 2 car garage (so total of 4 car). It was the market for 6 months at 322k then it re-listed for 299k. Offered full price knowing it wouldn’t appraise out. The seller agent says they had an 8 month old appraisal for 322K… Knowing my area well. I knew something was fishy, ask for the appraisal and it was a 4 page, refi appraisal. My buyer’s lender ordered an appraisal first thing before inspection or anything was done. It came back at 286K sellers said NO, release of contract. Buyers talked about removing their home off market. THAT same day full price offer comes in on there house. So we spend entire weekend driving around looking at homes (37 total!) they decide to go back at the original house. 286K + 5k cash out of pocket. Submit this offer; Sellers want 293K my buyer will not budge at all. I finally get the selling realtor to level with me and asked why the sellers why won’t come down any. She finally tells me they refried their self’s upside down! ok I’m not liking this deal to bust over 2k… on the line for me is this 291k deal and the sell of there house 150K deal. That is a lot to lose over 2k. So we (realtors) both agreed to take a cut of 1k each to make this happen! Under contract again as of last night... Now inspection time.... OH LORD PLEASE.... …. ….. ….. … … … AMEN!
