Advertisers Are Picking My Pocket

I don't know about you, but the longer I am in this business the more calls I get with people trying to sell me advertising.  I have been solicited for phone book ads, newspaper, maps, google, high school sports and so on and so on.  I have been very shocked at the price of much of these ads.  Another thing I have noticed is that every salesman tells the the same thing.  "This ad will bring you SO much business, this is REALLY going to make you look good!"  I have decided these guys have the art of flattery down to a science.  I have heard it all...  "You are a good looking guy, You guy like you needs a big ad,  You have such a professional look....."  (Do you think this will work for selling homes?  "This house makes you look SO thin.   A house like this with you living in it will raise your social status ten fold.")

I must admit, I am a sucker for a good sales pitch (and flattery) and have bought way to many ad that are PURE crap.  My biggest blunder was a 1/3 page yellow page ad.  It was a VERY expensive ad and I signed a multiple year contract.  The salesman lead me believe that this was the Silver Bullet to getting me new business.   Wow have I learned an expensive lesson.  I get a few calls a year but have been able to turn very few into sales.  I learned that people DO NOT pick a Realtor from the phone book.  Now I do think I need a presence in the phone book, but a very small ad is sufficient.  Just so people can find my number after I build that great name recognition.

I just found a new waste of money.  I had a company call me telling me they were going to put my ad on this GREAT county map.  This was around a year ago.  Well I had forgot all about the ad until they sent me copies of the printed maps with my ad on them.  WOW  what crap.  I think someone printed these up on their home printer.  I am embarrassed to give these maps out with my name on it.  Secondly there are 2 other Realtors on the map. 

Then the other day I had an agent call me up to ask me about an ad I had done in the grocery store.  I had bought advertising on the grocery carts.  The salesman was the typical pushy salesman telling me how awesome this is going to be for my biz....  He told me that if I really wanted to have a catchy ad I needed to run "Buy or Sell with me and get a $500 grocery gift card."  So I took his advice and gave them $1300.  Well then 4 months down the road they call me to find out how I like my ad and that it is time for me to give them another $1300 for another 6 months.  Well I was shocked, I thought I had bought a 12 month ad.  To ad injury to insult, I NEVER got 1 call from the ad. 
Well the agent wanted to know how my experience was with the company.  She had just gave them money and they promised to have her ad up in June.  She has not seen her ad, but there was 3 other Realtors there, I was one.  (Another shock, I was supposed to be the only Realtor in the store).  Needless to say, I did not recommend the company and told her she should ask for her money back.  (FYI it was Cartvertising)

So, to get to the point.  I would like to here everyones success story's and failures when it comes to advertising your business.

I got a phone call about 3-4 months ago about being on Google's front page for only $70 a month. passed it up.  today i receive the same call, but now it is $240/month. The reason for the price increase? they said " I have more listing now." WHAT!!! so I have deeper pockets now????

Now for a Success story. Free to try this great web site. tried it and got a free leads (and one turned into a sale) decided to pay the $40/ month. Wow what a great decision. Have had this site now for 7 months and have had 4 sales from it. and working with about 8 leads from it. name of this site? POINT2Agent!

I advertise on GoScout Homes here in Oklahoma, too.  I have actually gotten a call or two.  The biggest thing it has done for me is remind all of my friends and family that I am a Realtor.  I get lots of, "hey!  I saw you on TV."  That does have some value for me.  And my sellers like to see their homes on TV.  However, so NOT worth the $120 month we shell out for it.  

And I am so with you.  I have had tons of leads and numerous sales since the first of this year (I don't know why it is just kicking in this year) from my website with P2A.

Thanks for the heads up on the phone book idea.  I have really REALLY been thinking that I am missing the boat by not getting phone book advertising.  I noticed that for a time I got a ton of phone calls from advertisers and lead generation companies, but they have finally all died down.  Maybe the ones I spoke with shared about my biting wit with the others and they are afraid to call!  :)  (SCORE!!)

I think that with the advent of internet use....phone book ads just might be going the way of the dodo bird. I happen to know someone who bought the back cover of ONE of the area phone books for $18,000. Can that be at all cost effective?

Most advertising dollars which are spent would be just as effective if they were flushed. View every opportunity with skepticism.

The next one was the ad cards in the grocery store.  Supposed to be exclusive for 6 months.  It was.  Then they wanted me to renew for 6 more, since I'd had not response, I said "no."  They tried strong arm tactics to get me to renew, but I resisted like the good person who learns from mistakes that I am.  So, I go in the store 3 months later and my beautiful face is still on all of the carts.  They couldn't find another sucker to do it.  I ended up there for 18 total months with not one call from the add AND I had to make sure I looked presentable when I went to the grocery store for 18 long months.

I don't advertise any longer.  Only free press releases, news articles, bogs, etc.

Now THAT'S just funny! ROFL

That's one of the reasons we stopped using magnets on our car... I do a lot of 'thinking' in the car and when I 'think', my face draws up like someone in pain (or so I've been told- LOL)... not the 'face' I want the public to associate with my business.

Oh, and I have been known to use sign language on occassion when some idiot cuts me off in traffic... again, that's not the best 'image' to put forth. LOL

That's why you just slam the phone down before letting them even get into what it is they are offering.  Once you know it's a salseman....HANG UP!!  It'll say you a ton of money.  

LOL @ Tim.....that's exactly why I don't have anything on my car either.  If I did....whew....Realtors would really be getting a bad name here in my area.  These people drive like idiots here in Florida, and I'm always screaming at them in the car.

As for the Yellow Pages - does anyone ever use them anymore? I got a call a couple of weeks ago. They were doing a survey on the effectiveness of the Yellow Pages. The first question was, "What is on the cover of your Yellow Pages?" I said, "I don't know, it's in a landfill somewhere."  End of survey.

They promise this "within 6 months". It's been 2 months so far. Sounds like they have another 4 months to make good. What it the search term(s) they've promised ranking for (if you don't mind sharing. If it's none of my business, I understand!)

I enjoy getting the Lead 'Aggrevator' calls... I simply tell them that I am generating so many leads on my own that I'd be happy to sell them to them at 1/2 the price they want to sell to me... this is followed by several moments of silence and then a dial tone.... I love it! LOL

I usually don't go for the odd stuff.  I did do a map ad this year but it was cheap  ... $185 for a 3x4.  I have a small display ad in the Area-Wide phone book and it runs about 28 per month....I think it measures 2 x3 or similar size.  Thought many times about going with the grocery cart or the store receipt idea but when it came down to making the decision, I always decided no.  Some around here have done the billboard ads.  Wow! are they expensive.  For about a year, I paid for search engine placement but it wasn't very expensive.  It helped some but I think I can do just as well on my own and have.  When I first stared in RE in'98, I put an ad each month in the REBook but never made any money off it so I stopped and haven't put an ad in yet.  Did the car magnets too with website.  Last time I had them, they blew off and I never replaced them.

I stick with our local newspaper on Thursdays or Saturdays (RE insert) or the American Classifieds (thrifty nickel).  I get more calls off Amer Classified than any others.

For online, I do my own blog (blogger hosted on Dotster) and currently have a free P2A website.  

SEO is not difficult or mysterious, it's just an issue of opportunity cost. Do you want to spend time reading about SEO, researching keywords and websites on search engines or spend time talking to prospects?

My broker advertises  with billboards a lot.  She uses a different company.  The boards are smaller & I am assuming cheaper.  She has 6 or so going at once.  It helps a lot will name recognition.

I'd like to stop print ads but a significant number of people here still love the newspaper's Saturday insert and the Sunday Open House ads.
