House Values, etc - what is a qualified lead?

I am all about someone sending me qualified leads. If only they were actually qualified for my area.

I have tried a couple of these companies in the past. All of them offering something better than the last experience you had. I finally got fed up with them sending me "qualified leads" that I knew would not go anywhere.

As far as I am concerned a qualified lead is a lead that is willing and able to close on a property; buyer or seller side. At the same time, they are also buyers that can afford what they are looking for in a particular area.

For example: A buyer coming to Boston and wanting to live in the city looking for a 3000 SF, 5 bedroom, 3 bathroom with garage parking and is in great condition for $250,000...is NOT a qualified lead. There is no such property.

So now when these people call I ask them if they no anything about the Boston market and to tell me about what the "House Values" are here and if they have qualified the lead vs. property value. If they can answer that in all positives I might entertain taking the lead.

But ...we know that will not happen. Even though one company told me they were trying to open regional offices to do just that. That was 3 years ago.

We need to stop feeding these machines and start feeding ourselves. I have refused to pay for leads any more and since I've done that and focused on getting my own leads, my business has doubled.

These so called lead companies have just taken what we used to do and made it in to a profit center for themselves. Stop paying for them and they will go away.

Not really true. I haven't paid one for about 3 years and I am still getting these calls.

What really needs to happen is everyone needs to take a stand for one week and not pay them. That will make a difference.

Maybe everyone should take a stand and not talk to them, and have them put your number on their no call list.

K & J... No more lead service companies, no more talking every day to someone  that has a way to make me rich and famous. ( well maybe I'll give famous one more try )

We are a niche market for a lot of people that have a difficult time with the truth.

I'm having good success with Jay & Pay Per Click, and hope to break the PPC habit soon.

Save the money you are investing in HV et al's companies. Use it to promote your value. There are a gazillion different ways.

Focus on drawing your own business via referrals.

Client testimonials are very powerful and usually free.  :)

Shamelessly pursue excellence in service to your clients and they will rave about you.

Lead companies sell us back our own leads, when you think about it. We are smarter than that.

I agree, stop paying these bloodsuckers. I've never used any of them, but I worked in an office with someone that did and they screwed here over pretty bad. I'll talk to them if I'm driving just to waste some of their time. I guess it's my way of feeling like i'm getting over on them, I'll let them spend 20 minutes talking and think they've got me on the hook and then break their buble.
