What to Wear - or NOT to wear!!

By: Joe Schutt
Friday, July 06, 2007 9:10 AM

How do you dress when out Realtor-ing around?

I find that I dress to my mood or what I might be doing that day. If it's an inspection, showings, floor time or whatever...

Do you dress according to what kind of client you will be out with? You know, a full suit when out with the $2 million buyer and just khakis and a nice shirt when I am out with the $300,000 buyer.

Lately, I am finding that I will wear the full suit when I am showing one of my high end listings, but when out with a high end buyer I usually do slacks and a dress shirt, still GQ just not over the top. After all, the seller is paying the commission and I want to represent the listing well for my seller.

And yes, I have gone out in shorts and a polo shirt, mostly for an inspection or a quick showing after I have made a connection and have that comfort level with a buyer.

I tend to dress a little more business-y when going on a listing presentation and when I am meeting a buyer/seller for the first time.  I tend to dress a little more casual when showing homes, as I hate wearing heels for 8 hours and tropping around from home to home.

I work in a beach area, so we tend to be a little more casual here, and my clients expect it.  However, my broker would like me in a suit  every day, lol!!

I have a "lucky" sweater that I wear every day !!

I go with the Doogie Howser look and was actually called that last week...... Agree with Shelly, listing presentations much dressier than buyers/showing property.  Dealing with Buyers, whatever you are comfortable and confident in.  Some people look good in jeans / shorts and flip flops and some people do not.  When in doubt, I typically over dress but I have a wide range of price points and most of my tycoons roll around in golf shorts and flip flops and they really don't want me in a tie.  But in a normal price point, that might come across as being disrespectful.  In summary, sounds ironic but it seems like I dress more casual for the higher price points than the normal price points.

Hair color is important too !!  Hair color must look like a natural hair color !!

I went to a listing appointment for a penthouse condo in Cambridge and I was wearing black dress slacks from Armani and a Paul Smith dress shirt. All very high end. This condo is probably worth 1.3-1.4 mil, but they were thinking more like 1.6 mil.

Anyway, I had my owner/manager call them just to add that extra layer of service and they told him that I looked like I just came from a Red Sox game the way I was dressed. I can only imagine what she would where to a game. Mind you, she was the epitome of Lilith from Cheers. Total Ice you know what!!

Radley - You don't know how hard I've worked to add just the right amount of grey to my hair so that people won't think it's age inappropriate LOL.

Seattle is VERY casual - remember the Grunge Movement?  I tend to wear nice slacks and blouse for initial meetings and then go with seasonally appropriate casual for showings and/or subsequent meetings --capri's and sandals mostly.  Jeans in the winter.

Interesting.... East Coast vs. West Coast !!!

A good portion of our communication is "non verbal" and that does matter.  Other things like body language, posture, ALL come into play.  Everything we do, say, or wear, portrays some form of value statement which is hard to ignore by a stranger.

Geez, glad I'm not in Boston.  Is Lilleth hinting that she would like you to take her to the Red Sox game?  I'd ask her to go the game.

Dresscode wise, I do stay away from anything too trendy or "slick"  and stick more with the Winnie The Pooh look.  Would you want a Realtor who drives a Ferrari?

I love this topic and wonder what everybody else is wearing these days !!

It's 115 in Arizona, I wonder what Jacquelyn is wearing today ?

I have a collection of suits from my former days in Boston.  Completely forgot about them until I was cleaning the basement!  Time to ditch them I think.  They're out of style anyway.

In the winter, it's pretty much nice pants or jeans and sweaters.  The winters are pretty mild so I rarely need to wear a coat.

In the summer I actually get a little "dressier" if that's what you can call it!  More casual dresses because they're easier and don't require ironing.  It's really just sheer laziness on my part.

Was Lilith expecting a tux?

Cathy - it's so funny that the places we live are so similar.  We have a lot of Cape Cod style homes here.  Also, many of our towns in the area have the same names - Auburn, Everett, Bellingham, Kent, for example.  Our winters are also mild (except for last winter) with temperatures average in the upper 40's to mid 50's.

Sotheby's came to Atlanta last month.  Pulled in few heavy hitters from another brokerage.  My issue with Sothebys is that it is hard to exclude the under $500k listings.  I deal with a lot of airline pilots and to make them happy, I also have to list and sell some of their flight attendant's also and they are like typically way under $500k.  Do you guys refer that stuff out to another broker or keep it in the family?

Bee, don't let Cathy fool you with that mild winter stuff. that is at the Cape. Boston tends to get a bit colder. Especially when the wind whips through downtown!!

Radley - Who do you know that has inappropriate hair color?

As for jewelry, I wear a Citizens watch, silver earrings, a very fine white gold chain with a blue grey Tahitian pearl that my son gave me and my wedding rings.  That's it.

Being from Texas, I was used to being dressed and accessorized to the hilt for work - and I was mostly in administrative positions my whole life.  That means earrings, necklace, shoes, purse, clothing & nail polish should all match, even if you have to change nail polish every day.  Also, woman HAD to wear panty hose to the office regardless of the humidity (Houston).  And if you didn't have big hair and green eye shadow, well, ostracized is the only word for it.

When I came to the casual, laid back Seattle lifestyle, I knew I'd found my home.  I don't even own a pair of pumps!

Yes, I know about the weather.  My husband lived in Worchester for about 20 years.  We made a trip up there in the summer of 1993.  We brought the Houston weather with us.  Made a stop in DC for the 4th of July - it was 100 degrees and people were dying in the streets.  When we got to Boston, I believe it was in the 90's and the same on the Cape.  Our friends didn't have AC of course, so they were miserable.

I find that I dress for what type of property I am showing.  Not necessarily the price.  The area that I am in is very rural and quite often I am showing home that sit on a couple of acreage.  When tromping through the weeds and brush I try not to wear slacks or anything too nice since I would go through a lot of clothes not to mention I would look really out of place.

When in the office however, I usually wear polo and slacks.  Many agents here can get lax and say that jeans and a tee are what Montanans expect.  That is why my broker is very observant to what we wear and makes sure that we are professional but not out of place.

When people move here more often then not they are looking for a change in lifestyle, since I am apart of that I have to dress the part.

This may be a trend that may be localized but I suspect not. I am getting a number of new listing without having to meet the clients I am representing. I have taken a $520,000.00 listing and a $250,000 listing both without ever meeting the clients face-to-face. Since the majority of the relationship is being forged over the telephone and via email, what I wear becomes a non-issue.

However, during the times when I am in the office, I prefer to dress comfortable in a pair of khakis and a branded polo. I have just adopted this as a uniform. 1> I am comfortable 2> I continue to get my advertising noticed

Joe's right about the difference between Boston & Cape Cod.  I used to work at 100 Summer St.  The wind on that corner was clocked at speeds higher than some of the highest in Chicago.  I remember having to hang onto the lollipop tree (remember that?) just to keep from blowing away!  Took my feet right out from under me.

Worcester is the snow belt.  South Shore, Phil?

On the other hand, I drove to NH a short while back.  When I left the Cape it was 75 degrees and gorgeous.  By the time I hit Boston, it was over 100 on the Expressway.  I completely understood why so many make the Cape Escape!

I can't wear a suit and tie in Phoenix. It's been over 110 every day for the past two weeks or so. No one in their right mind wears a tie here in the summer.

What I wear depends greatly on the situation. If I'm meeting a land buyer/seller and we're going to be tooling around off-road in the Jeep, then it's boots, jeans and a polo shirt. If I know them well and they are OK with it, it could even be shorts and a t-shirt. It's freaking HOT in the desert and I'd look like a fool wearing a suit while walking remote desert land parcels.

In town, it's business casual. But again, depending on the client and our level of comfort with each other, jeans are not at all unheard of.

For buyer showings, I would say it's a case by case scenario, depending on the clients but still professionally even if the buyers are from among my friends once again.

The only time I would wear jeans on a showing appointment or home inspection is if I know the property is not in the best condition (foreclosures, abandoned places, etc.).

I believe that "tailored" is cut to your shape so that the waist goes in where your waist goes in, the length of the pants is correct according to the length of your legs - same with the sleeves.   Tight is just that.  It's not tailored to your body shape and size, it's just tight.

Now, Radley, do you honestly think that Re/Max would sell more homes if they had someone's face on that balloon? ... or perhaps Prudential would have more business if their blue rock suddenly became a person? I truly believe it's two different things ... marketing one person (agent) and marketing a business (brokerage). ... you need to look at the bigger picture.

Weather in Arizona and West Coast is heat wave, 115+ degrees and really wondering what they are wearing during this heat wave.  I say we give them a temporary dress code "exemption" until the situation is stabilized.

Still curious on what's up with West Coast but I think they are all at the beach, or sleeping?  What time do they wake up in California?

The great news is that Jacquelyn did pop up on another thread today!!

Radley, I have to ask - Are you coming to Sotheby's or what? I hear the next Global event will be in Italy, so the rumor says.

You have the look and the sport coat over the shoulder. I am sure it would impress Jacquelyn.

No, I'm not changing companies and absolutely love where I'm at.  I'm sure I drive my brokers crazy but they leave me alone and support me.  That sport coat does not get much use.  Just pulled it out for "picture day" !!

Jacquelyn is married but where did that Megan girl go?

ummmh, I dunno.  Think I like the old picture better.  More of a casual elegance versus a power tie !

Radley- Thanks for reminding me to take a break once in a while.  I am trying to sell some houses.  Do you wear the coat over the shoulder often?

Hey There Neighbor Megan !!

No, the coat does not even belong to me.  I just borrowed it to take a picture.  I like talking about fashion but I have absolutely no fashion skills.

Glad you are back on the scene !!  Throwing a major open house at a cool new listing July 15th and I'll feed you if you stop by.  We finally decided that beer is okay.  In fact we now serve like Amstel Light, Heineken, Bud Light, and all colors of wine !!

Only 111 degrees today in Arizona :).  As Jay said, no suit and tie for us.  Mainly business casual, short sleeve shirts and polos except during our "winter" when it can get a bit chilly.  Believe it or not, it does snow around here occaisonally.

It's BRUTAL in Oregon.  85 now in Portland.  We are dying.... If only pools were more common here, I'd be in one.   There are only 4 of them in the metro area (kidding, but only slightly).

Plenty of pools in the Phoenix area - I think it's mandatory :), however, not much help when the water temp is over 85.

122 on the Beautiful Colorado River . . . feels like . . . 122.

Dress appropriate for the activity here.

If I'm out 4x ing acreage, jeans and tennies (snakes, scorpions).

Showing residential homes, sundress.

In office for meeting, casual presentable.

Teaching classes, suit.

Committee meeting, t-shirt khakis . . . we just don't get dressed up here and it's very unusual to see suits, especially in Summer.

It used to get pretty hot in Houston...102 w/99% humidity.  Apartment buildings would dump blocks of ice into the pool once a week as a treat for the residents.

Come on now Candice, don't exaggerate. You know darn well it only feels like 118, 119 tops.

Had a dust storm here today, lots of "dry lightning". Monsoons are right around the corner. Yipee! That should cool things down to less than 110 AND provide lots of humidity! Nothing like having rain when the air temp is 108...
