I know I posted on this topic before but I am giving up on phoning for showing feedback.No one returns calls.

Which email service do you use?

Do the free ones work?

Do you get feedback?

It's getting more and more difficult to get feedback from agents that have shown your listings.

The biggest complaint from consumers is the lack of feedback on showings that they receive from their listing agent.

As part of my Listing presentation I promise them feedback on their showings.I call it the Good, the Bad and the Ugly. I give them honest feedback from potential buyers.

In my small trading area most of the agents know each other so I do get the majority of feedback. From the larger nearby communties response to telephone feedback barely hits 50%.From the large City nearby (Toronto) I am lucky to get 10% return feedback. I do provide a toll free number and voice mail if needed so there is no cost to them.

Are they just too busy or is phoning for feedback old school. I answer all email feedback requests from other agents.I have considered this alternative and asked them their feedback. Their reponses vary and they are lucky to get 20% feedback.

Do you still phone for feedback on showings or have any ideas on how to improve this.

 

Just sold my first Point 2 NLS lead a home.Interesting thing is that the buyer is in Mexico and I am in Ontario Canada. We made arrangements to have her family look at the home on Thursday, they passed on their views to the Buyer and of course we had lots of photos of the home on the website and of course a virtual tour.

The offer was accepted and we now have a firm deal.

Often wondered, how long does the average home take to sell in different areas. My primary trading area consists of a few small towns, the largest having a population of about 25,000, a large rural area and a mix of recreation homes.

I used board stats for the full year of 2006.

Average days on Market for the year was     46.

What's yours? 

 

Do you drive your customers to showing appointments or do they take their own vehicle?

 I remember the old days when you packed everyone in your car including their kids.With the advent of car seats and stronger seat belt laws, I find that I do not drive families around anymore. It also seems as if they leave the kids at home with a babysitter now rather than drag them around to see homes.

With the increased number of internet buyers I am finding that I will many times just show one home rather than a few and many of them will prefer to drive their own cars and meet me there.

I do meet with customers at the office for the initial meeting.

Going over last years sales I found that the majority of them drove their cars.

Kudos to Point 2...Yet again I am amazed on how you place us on the cutting edge.I have promoted your sites throughout our office and slowly (because Reators hate change) a few of them have come over, all with positive reviews and vibes.

You offer us so much as compared to your competitors, part of me wants to keep your website and innovative ideas all to myself.  But I do share. Again congratulations on the new updates.Smile.
