When do you call a prospect?

Hello fellow agents!!!!  I am new here to point 2 and this entertaining world of blogging.  I love that there is a place here to talk to other agents and get real advice. I also love reading what everyone is talking about and the different answers you all give.

 My question...When do you call a prospect?  Do any of you call as soon as you get one  with a phone #, or is it better to just automatically put them on a drip email campain and be patient? So far I have put every prospect on the 15 week drip.   What do you guys do?

I actually watch each prospects activity behind the scenes. I think this is a fantastic asset to be able to see people use the mortgage calculators, see who is looking at the virtual tours, etc. If I see the prospect downloading information about buying, selling, using the calculators I call them or drop them an email. I don't want to feel like a used car salesman and jump them just for visiting my site, but I do like to connect with them when I see promising activity.

I agree with the others who have provided feedback. I have setup my cell phone to receive text messages from prospects. Got one just last night and I immediately sent them an e-mail thanking them for visiting my site. When they leave a phone number I call them to thank them for the visit.

You never know which one of these breif visits will convert to a real lead.

Text to you and call. Text only if the leave a phone number but always call. The sooner the better. You will find most people very receptive the sooner you get back to them.

Finally, we got sick of "massaging" them by e-mail for months and months, then losing them in the end.

I have found that a no pressure, short phone call can really establish a good connection between me and the buyer or seller.

I put them on a drip email and do NOT call them unless they request for me to call them.  Most internet buyers/sellers do not want to be contacted by an agent at the present time.  If they do, they will let you know in the email to call them with the info.  Otherwise, I communicate via email until they are ready to talk on the phone.  The key is, if they are asking for info about a listing, get the info back to them via email right away.  If they say to call them, then call them right away.  

If they wanted the info right then and wanted to speak to you, they'd pick up the phone and dial your phone number!

Several times the prospect turned out to be a fellow agent when I answered from the Hot Prospect responders. Good grief, fellow agents! Would you kindly do me a favor in your emails to me, let me know so I won't email you back thinking you're a buyer? And if you're an agent and get put on my drip mail, would you also kindly opt out and let me know that you were searching my site for your clients?

Point 2 moderator, is there a way to differentiate between the two on the drip campaigns and various responders? Thank you.

Clients (prospects) will not be scared away by a phone call as Sharron and Steve's coach said. If you call and try to sell them something, yes, they might not like it...would you? But if you call and give them a sincere "thank you" for visiting your site and inquire as to how else you may be of service to them, you will earn their trust and respect. Remember, we are in a service industry!

Then ask permission to stay in touch with them either telephonically, email or US mail or even Txt Msg.
