Why don't they participate???

I am surprised by so much when it comes to our websites.

I am surprised by how much we have offered to us by point 2.  I am surprised mainly by how little people use the services.

I was spending some time in my office moments ago and noticed the large number of handshake requests that were denied.

I almost always accept any request.  Why not.  Just more exposure for my listings plus I have had buyers contact me on other listings, just like with MLS.

Why do others not feel the same way?  What are the pros for not participating in a handshake agreement?

Thanks, Christina

You know, Christina, I don't understand that either.  I've been blocked by two agents in my area.  There are only 16 of us participating in P2 in this area in the first place!  The only thing I can guess is that in my case, 95 percent of my inventory is HUD homes and maybe they don't want to mess with selling HUDs.  The only other reason is that they just don't understand the Handshake concept.  We'll never know if we don't ask them.

How about the agents that want to know who you use for your website and you invite them to P2 - then they do nothing?  Pretty soon I notice they are paying for one of the cookie cutter style websites.  Don't get that either.

I just figure that the people not handshaking want to sell the properties themselves, don't really understand what handshake is, or don't make the time to do it.

Am I understanding your reasoning correctly since accepting their handshake puts their listings on your site but does not give your listings more exposure since they are blocking you.

If they are in my selling area, I'll accept and show their listings.  But by blocking me, they are saying no to putting all my HUD properties on their website.  I thought that maybe they just didn't want to mess with my HUDs since some of them are out of the immediate area or just don't like HUDs.  One agent from what I can tell must block everyone because only her listings are on her site.  The other agent used to handshake but changed about 3 or 4 months ago to block me but doesn't block anyone else.  Go figure....

If someone blocks me, I block them back.  There are enough agents that are willing to do handshake with me.  I just don't have any interest in helping those agents that won't list my properties as well.

It just seems silly to block a anyone unless they are maybe not in your area but even then you could possibly get a relo fee out of it.

Jana how about the people you invite and then a few months later you see then using point2 and you know they got the info from your invitation yet they went around it.

Annoying.  That's why I don't take the time to invite these days.

I had someone block me and state that we were not agents so I wrote him.  he had no idea what I was talking about unless he just played dumb.  I told him he could find mine and any other agents info on TREC here in Texas.  It just kind of annoyed me and should not have.

A lot of agents don't understand how this all works, even with the tutorials. I have been blocked because I'm 'outside selling area'. Helloooo, referrals?
